First-time buyers. Historic-home dreams. One of Seattle’s most competitive neighborhoods.

These curious, thoughtful clients came to the search wanting to understand every part of buying and financing a home—and they had a clear vision: an early-period home with architectural detail, character, and enough space to grow into.
Their wish list pointed to Madrona and North Capitol Hill, where the right homes remain highly competitive, even in a slower market.
This was never going to be a “wait and see” purchase. It was a strategy play.
When it became clear that a multiple-offer situation was beginning to take shape, we identified a key timing window and moved decisively—helping them submit an offer before the listing could be used to draw in additional buyers. We paired that timing with terms the sellers could see as fair and compelling.
The result: these first-time buyers secured a home full of charm, possibility, and room for the life ahead.
Now they have a place to host friends and family, put down roots, and build their own Northwest legacy. The best compliment? They have already referred friends who are preparing to buy this fall.
Thinking about buying? DM me “PLAN,” and let’s talk strategy.

Home isn’t just a place—it’s a feeling. And for my client, finding that feeling meant taking the time to truly get to know Seattle first.
After moving here about a year ago, she wanted more than a house: she wanted the right neighborhood, a lifestyle that felt like hers, and enough room to welcome her extended family when they came to visit.
Over six months of touring homes and exploring what Seattle has to offer, we narrowed in on North Capitol Hill—a neighborhood with energy, character, walkability, and easy access to so much of the city.
Then we found it: a beautiful townhome that lives like a single-family home, complete with outdoor yard space for summer, a deck for entertaining, room for guests, and a truly spectacular view of Mount Rainier. It felt like a love letter to the Northwest.
Finding the right home was only part of the win. I also negotiated a 2–1 interest-rate buydown along with seller closing-cost concessions, helping make this purchase work more comfortably from day one.
So happy for my client as she begins this next chapter in a home—and neighborhood—that fits the life she came to Seattle to build. Congratulations! 🏡✨

A highlight of the trip was roadtripping the entire Basque coast known as “Green Spain”. Atlantic moisture saturates and produces lush natural landscapes like Ireland and beaches like the Mediterranean. Incredible grilled seafood along the way. Thank you to @laura sweet for recommending doing this. by @ldeamer
