Restoring and Renovating Turn of the Century Brownstones in Bed Stuy
POSTS STORIES REELS
Unit 2 is finished! We painted the exterior door, replaced all exterior lighting, refinished the floors and had the bathroom shower glass installed. We also installed my mom’s vintage chandelier that hung in her first NYC apartment. by @lexrenovatesbk
Been a huge push on the top unit and we are about a week from finishing it up! The top floor skylight bathroom is tiled and getting installs today. After the big rainstorm 2 weeks ago I realized water was getting into the back of the bld so we are repointing the entire brick facade now. We have finished the flooring on the top 2 floors and installed all closets. I’m keeping the closet doors natural and will stain them to match the floors. We also fenced the backyard and are installing a stone patio now. Finally, our kitchen cabinets arrived and are being installed currently. Final things are kitchen countertops and building out the laundry room! by @lexrenovatesbk
Skylight shower incoming! Tiling starts Friday. I put all the shower controls on the opposite wall of the shower head so you can adjust water temp without getting wet! Plus, the cornice got painted this week so it matches all our neighbors! by @lexrenovatesbk
Let there be light!! 🤩☀️🤩 demo is almost finished - the apartments feel so much more spacious and light filled. Now to rip out the old tile floor in the kitchens and replace with matching hardwoods. We are also expanding all bathrooms - the top floor shower will be fitted with a large skylight so it’ll feel like an outdoor shower year round! by @lexrenovatesbk
New child!! We closed yesterday and started demo same day. New everything coming soon!!! Stay tuned for updates as we convert this 4 story to a double duplex with two 3 bedroom / 2 bath homes. by @lexrenovatesbk
The finished project! Plus some snaps from my one of my tenants apts with great taste and furniture. Only real open item is building a small wooden storage shed for the garbage and recycling bins. by @lexrenovatesbk
Exterior was done! But the railings needed to be replaced. We spent 6 months searching different junk and resale lots for original cast iron newel posts and railings and posts. We finally found them. Everything except the front gate is original from the 1920’s. The front gate is a replica because I wasn’t able to locate an original with that design. by @lexrenovatesbk
Gilberto did an amazing job on the flooring and stair refinishing. I took the opportunity during the flooring project to have Luis move the laundry connections (exhaust, water, power) into the wall and build a shelf and cabinet around the washer and dryer with a counter top. by @lexrenovatesbk
Meanwhile on the interior we discovered a hole in the kitchen subflooring leading to the vinyl plank flooring to sag. We ripped up the floor and discovered many holes in the floor so we did all new subfloor and hardwood floors. And of course ripped the ugly carpeting off all the stairs and restored down to the original 1899 lumber! On the ground floor entrance we re leveled the floor with concrete which we later tiled and added a wall compound to all the sides and painted grey. I also had a barn door installed to cover an awkwardly large door opening space. Which we ended changing… by @lexrenovatesbk
Who needs eye protection when you can just squint! We removed the bars off of the second floor in the front and back. We also had to jackhammer the neighbors wall to make way for our grand cast iron newel post. We also painted the door blue, installed small metal door signage, and finished brownstoning the stairs. by @lexrenovatesbk
I upgraded the appliance package in one of the kitchens and also installed glass panels in all 4 baths. Plus new smart mirrors in the bathrooms. Glass is a much cleaner look than a curtain plus if you source the glass yourself you can do a shower for around $400-500. by @lexrenovatesbk
What started as a sad bulb hanging from an exposed wire (definitely to code) turned into this gorgeous chandelier from the 1940’s. Shout out to my mother for letting me take it from the attic and after a 4 week and very expensive cleaning and rewiring was back to its former glory. by @lexrenovatesbk
