Every remodel starts with, “This is going to look so good.”

Then you have to actually make it happen 🥲😂

You pick the finishes, work through the details, solve unforeseen issues and spend so much time focused on what still needs to get done that you almost forget where you started.

Then you finally get to walk through the house without adding something to the to-do list. That’s a pretty good feeling.

Just wrapped up this Tacoma remodel, and I’m proud of how it came together. This is the part that makes me want to do it all over again… maybe..🤔

One of the harder conversations to have with a buyer:

“I know you love it… but I don’t think you should buy it.”

Because loving the house isn’t always enough.

If the payment is going to stretch you too thin…

If buying it leaves you with basically no savings…

Or if there’s something about the property that could be extremely difficult to fix or resell later…

That’s when I’m going to say something.

My job isn’t to get you into A house.

It’s to help you make sure the one you buy still feels like a good decision after the excitement wears off.

At 22, I thought I had plenty of time.

Time to start investing.

Time to learn how to communicate and sell.

Time to make more money and figure the rest out later.

Time to wait until I felt ready.

Looking back, the biggest lesson is that you don’t need to have everything figured out before you start.

You just need to start collecting reps.

Future you is built by the boring stuff you do before it feels urgent.

When I told myself I’d start investing once I had “real money”…

Then I made more money.

Then life got more expensive.

Then I still somehow didn’t feel ready.

Turns out the biggest misconception about investing is that you need to have everything figured out before you start.

You don’t need to be an expert.

You need reps.

Start small. Learn as you go. Stop waiting for some magical version of yourself who suddenly understands the entire market.
