Another successful bidding war, sold to my wonderful buyers who needed to find their Park Slope home before their first baby was due. Closed for 1.615M on 11th Street, just off of Prospect Park. A 2 bedroom, 2.5 bathroom condo, with 1,220 sq ft, including the lower level. ✨ I met these buyers through a family I had sold several properties to and they were in a tight timeline. Initially they only wanted to purchase in North slope, where they had rented for years and valued the incredible public school, grocery co-op and Prospect Park. This smaller radius, had some of the most active bidding wars I have seen, so we pushed the location south of Park slope that gives you a better price per square foot. When we began, they never would have dreamed of having 3 bathrooms, two living rooms and a sizable terrace in their budget. We procured this incredible space, about 10 blocks from where we first started looking and the baby was born just a month after closing. Listed for 4.5M and sold to my wonderful buyers on West 86th Street. A few minutes walk to Central Park, 3 bedrooms, 2.5 bathrooms, with almost 2k square feet. I had sold to several of their friends and they were renting after just moving back from Hong Kong. We had looked on and off for two years due to low inventory and their travel schedules. This new home ended up becoming the perfect space for entertaining family and friends, while being close to the park, which was a priority. These buyers also wanted something that didn’t need work and this was not only gut renovated, but had only been lived in a handful of times a year. On Anthony Bourdains 70th birthday, I celebrated him at one of his favorite restaurants @ristorante_roma_sparita
I was able to meet him just before his passing and will never forget him and his words. Anthony’s radical honesty, wicked sense of humor and deep curiosity- an unparalleled storyteller who bridged so many cultures and the world. Just closed with the most wonderful first time buyer on a very prime block in Brooklyn Heights. When we started the search and discussed priorities, he described wanting original details and charm, yet renovated. This was it. We won in a multiple bidding war, where the owner wasn’t paying the buyer side commission. In New York, this is rare for the owner to not pay both sides and not advised. The buyer saw the value of being represented and that this gets balanced out on the closing price. A newly renovated, 2 bedroom, 1 bathroom, listed for 1.35M, Co-op, in a highly desirable, extremely low inventory neighborhood. I can already sell this for more than the purchase price, and just so happy that he procured an amazing new home and investment.
