Graham and I live for Colorado summers. But the heat, the altitude, the trails — it’s a lot, and dog owners who aren’t paying attention find out the hard way.

So here’s your annual reminder, in case you are actually new here:

☀️ Don’t leave your dog in the car. A car at 70° outside hits 90° inside in ten minutes. At altitude, the sun doesn’t ask questions.

🐾 Check the pavement before you walk. If it burns your hand for more than five seconds, it’s burning their paws every single step.

🐍 Rattlesnake season runs May through September. Leash your dog on trails. Ask your vet about the rattlesnake vaccine — it exists, use it.

💦 Bring more water than you think you need. Altitude dehydrates dogs faster than most owners realize. Your dog can’t tell you when they’re struggling.

🐕 Don’t leave your dog tied up and unattended. Not in a nice neighborhood. Not for five minutes. Not at the trailhead. Not anywhere.

Graham and I are begging you. Don’t be the owner who should have known better.

Graham and I are never really off the clock. Because the moments that actually matter don’t politely wait until Monday morning.

The offer that has to go in tonight. The inspection that uncovers something nobody saw coming. The call at 9pm because the financing just fell apart.

Being there for those moments isn’t something I offer. It’s just how I work.

🍻 Skip Town: RiNo’s off-leash dog bar and park where your pup can actually play while you sit with a drink. Big fenced-in space, splash pad energy, and a stop that feels like it was designed by someone who understands dog people.

🐕 Railyard Dog Park: A central RiNo spot with real off-leash space, easy access, and just enough energy to make it feel social without being chaotic. A true city dog hang.

🛁 Savvy Boutique & Pet Spa: A polished little stop for grooming, treats, and the kind of extras your dog didn’t know they needed. Equal parts practical and indulgent.

💦 Cherry Creek State Park (off-leash area): For the dogs who need a real adventure. Wide open space, water access, and enough room to get the zoomies out properly.

The last one has me 😤…Curious what people think about these—any of them surprise you?

Any laws you would change or add? And are the violation fees appropriate?

1️⃣ UNLEASHED ($80) — Dogs must be leashed unless they’re in your yard or a designated off-leash park.

2️⃣ EXCESSIVE BARKING ($200–$300) — Loud, persistent, or habitual barking can lead to warnings, mediation, and tickets after two complaints from separate households or one with evidence. Anonymous complaints don’t count.

3️⃣ DOG WASTE ($150) — Owners must clean up and properly dispose of it every single time, period.

4️⃣ UNLICENSED ($75) — Dogs over 6 months must be licensed and should wear the tag.

5️⃣ UNVACCINATED ($100) — Dogs over 6 months must have a rabies vaccine and should wear the tag.

6️⃣ SPAY/NEUTER ($250) — Dogs over 6 months must be spayed or neutered unless you have a valid permit.

7️⃣ TOO MANY PETS (Criminal violation) — Households can have up to 5 animals total, but no more than 3 dogs.

👆 And the one that should result in jail time 👮, IMO:

8️⃣ CRUELTY, NEGLECT, AND ABANDONMENT ($200–$300) — Dogs should not be subjected to violence or torture, left in a car in moderate to extreme temperatures, or denied sufficient food, water, and veterinary care.

Choosing the perfect home is rarely about the house. ❤️

Last fall, we made an offer in this condo community, just one block from Sloan’s Lake — and walked away. 🐕

Meet my favorite assistant, Graham.
His qualifications include:

🐶 Sitting
🐶 Laying down
🐶 Walking nicely on a leash

Would it be helpful if he could write contracts, schedule showings, or answer emails?
Absolutely.

Does he do any of that?
Not even a little.

But he’s cute, well-behaved, and brings a smile to everyone’s face — and on the days that feel nonstop, that small moment of happiness is sometimes exactly what gets me through. 🐾 ❤️
