Our fall florals are slowly making their way around the city and, even better, into your homes!

We’re so used to seeing our flowers in the setting of the shop that when you tag us and we get to see them living in their new spaces, our hearts do a major little jump for joy.

Apparently Leonardo DiCaprio has questions about off-market listings. 😂

And honestly, I get it. Finding a great home before it hits the MLS can feel a little too good to be true.

But off-market opportunities do exist, especially when you have the right relationships and know where to look. Sometimes the best homes are the ones you hear about before they ever become a public listing. 🏡

I treat all my clients like A-list stars. If the right home isn’t listed, I’ll go looking for it.

I guarantee it.

Some of the best home upgrades have nothing to do with renovating.

Feng Shui is less about decorating rules and more about how energy moves through a space. These nine small shifts are meant to make your home feel more balanced, intentional and inviting.

1. Keep your entryway clear of clutter.
Your front entrance is considered the “mouth of chi,” where energy enters the home. Give it room to flow.
2. Open your front door for a few minutes daily.
Fresh air and movement help bring new energy in rather than letting a space feel stagnant.
3. Keep 9 lemons in a bowl.
Lemons symbolize freshness and abundance, and 9 is considered an especially auspicious number in Feng Shui.
4. Use all the burners on your stove.
The stove is associated with wealth and nourishment. Using every burner symbolically activates more opportunities.
5. Face the door from your desk.
This is called the command position. Being able to see the entrance is associated with feeling more grounded and in control.
6. Clear out the space under your bed.
Open space beneath the bed allows energy to circulate more freely while you sleep.
7. Fix doors that stick or squeak.
Doors represent pathways and opportunities, so ideally they should open easily and completely.
8. Keep bathroom doors closed.
Because bathrooms involve moving water, Feng Shui treats them as places where energy can easily “drain” away.
9. After sunset, swap overhead lights for soft lamps.
Bright light is more yang and energizing. Softer evening lighting creates calmer, more restorative yin energy.

You don’t have to completely rearrange your home to change how it feels. ✨ Sometimes a few intentional details can change the whole experience of living in it.

When buyers keep pointing out the same concern, when the listing isn’t showing the full picture, or when the price keeps getting adjusted without a clear strategy, those are signals worth paying attention to.

And sometimes the first offer isn’t the one you were hoping for, but that doesn’t automatically mean it’s one you should walk away from.

Selling a home isn’t about waiting for the market to fix the strategy. It’s about paying attention, making adjustments, and knowing what the buyers are telling you.

Go ahead and steal my lunch order. You won’t regret it. 🥗

Mendocino Farms is one of my favorite Denver lunch spots when I want something quick, fresh and full of flavor. Their menu takes familiar sandwiches and salads and gives them a creative, globally inspired spin.

I’m at the Highlands Square location here, but you’ll also find them in Cherry Creek + Downtown Denver.

My order:

Avocado & Quinoa Superfood Ensalada
[avocado, roasted corn, black beans, jicama, grape tomatoes, red onion, quinoa + millet, superfood krunchies, kale, romaine, cilantro + cotija] + I add chicken 🐓

Crucial step: SWAP THE DRESSING!

Chipotle vinaigrette → almond Thai dressing.

Trust me. It makes the salad. 😋
