A buyer's agent is, in most transactions, paid out of the seller's side of the deal.

Which means the person reading your contract line by line, telling you which inspection findings are serious and which are just a house being a house, and arguing your corner when the appraisal comes in low, is generally not costing you anything directly.

She had the engineering degree. The company in China. The life everyone wanted.

And she was empty.

So she bought a cheap van and drove.

It broke down in Exeter on Thanksgiving. She never left.

Construction by day. License by night. One book for a blueprint.

Now the woman who lived in a van hands families their keys near the town that stranded her.

And the reason I’m telling you this:
A breakdown and a dead end look exactly the same from the curb.

Hers was doing her a favor. It dropped her where she was supposed to build.

The breakdown wasn’t the end of the road.
It was the address.

I sold a house last year that had been in the same family since 1961.

The legal side was settled before we listed, and that mattered more than anyone expected it to, because an estate still working its way through probate can stall a closing at exactly the moment you cannot afford a delay.

Clearing the house took the family most of a month, so we built that into the schedule instead of pretending it would take a weekend.

Once it was ready it sold in eleven days.

Sellers ask what they are actually paying for, and it is a fair thing to ask out loud.

Pricing comes first, and it has less to do with opinion than with knowing exactly which three houses on which three streets a buyer will be weighing yours against next month.

Then the marketing, meaning photographs that survive a phone screen, a description that sounds like a home rather than a spec sheet, and enough reach that you end up with more than one interested party, because one party is not a negotiation.

After that it turns into logistics: showings scheduled around your actual life, paperwork chased, the lender and the title company nudged along every few days.

And then the negotiating, which is usually where the compensation earns itself back several times over.

Very little of that is glamorous, but it is most of the job.

California just changed the math for eligible disabled veteran homeowners.

SB 296 expands the property-tax exemption for qualifying 100% disabled veterans—and certain unmarried surviving spouses—beginning with the January 1, 2027 lien date.

50% of the first $1 million in assessed value can be exempt.

For qualifying households at or below the 2027 income limit, the full first $1 million can be exempt.

This is not a VA loan change. It’s property-tax relief after you own the home.
