Rye and Newington have lower property tax rates than Dover, and that is backwards from what everybody assumes. Newington is seven dollars and eighty eight cents per thousand. Rye is eight thirty seven. Portsmouth is eleven fifty one. Dover is nineteen sixty eight, Newmarket nineteen forty two, Exeter eighteen seventy six. So the towns with the most expensive real estate have the cheapest rates, and the towns where a young family can actually get in are paying more than double. Same commute, same coastline. Everybody tells me people are fleeing Southern Maine for tax free New Hampshire. The IRS migration data says the opposite. Maine net gains tax filers from New Hampshire, not the other way around. So the story where everybody crosses the bridge to dodge an income tax is not what is actually showing up on paper. And the people who do leave Maine mostly aren't going to New Hampshire at all. They're going to Massachusetts, Florida and the Carolinas. So if you're planning a move around the tax line, plan it around the numbers and not the story. Ogunquit looks empty in January because almost two thirds of the housing there isn't anybody's year round home. Sixty four percent of Ogunquit's housing units are seasonal, recreational or occasional use. That's second homes, camps, places somebody uses six weekends a year. Maine has the highest seasonal share of any state in the country, right around fourteen percent. Ogunquit is four and a half times that. So when you drive through in the winter and half the lights are off, that is not a town losing people. That is a town where most of the houses were never full time to begin with. Nobody is leaving Southern Maine. They're just moving a few towns inland, and that is a different story entirely. The coast priced out the people who work on it. So the nurse in York, the teacher in Kittery, the guy running the kitchen in Ogunquit, they are all looking at Sanford and Biddeford and going, "I can actually buy something there." Higher tax rate inland, lower house price. For a lot of people that math still wins. So when you hear the Seacoast is emptying out, it isn't. It's reshuffling. Hampton, Exeter and Stratham are the Seacoast towns I would watch closest over the next year. Those three have the mix that makes a project pencil out the fastest. Tired commercial inventory, and commuter demand. So if the first apartment projects on old commercial strips show up anywhere around here, I think that is where. And zoning just stopped being the reason nothing changes on those streets. That is a big shift, and it is worth thinking about whether you are planning to be here for two years or twenty. New Hampshire's House Bill 1588 took effect July 1st, and it makes housing by right on commercially zoned land. By right is the phrase that matters most. A developer does not need a special hearing, a variance, or a town board's permission to put housing on a commercial lot. Towns can still regulate frontage, setbacks and height, and nothing stricter than what they already ask of a commercial building in that same zone. No density caps. No landscaping buffers. Parking capped at one space per unit. Governor Ayotte signed it July 15th and it applies back to July 1st. That half empty strip mall in Portsmouth or Hampton can legally become apartments now, and your town cannot say no. New Hampshire made housing allowed by right on commercially zoned land. So the plaza with the nail salon holding down the corner unit is not stuck being a plaza anymore. If the zoning already allows commercial use, it now allows housing too. No special hearing. No variance. No town board permission. Zoning used to be the answer to why nobody redevelops these buildings. That answer is gone. Everybody says equity. Almost nobody explains it. So here's how you actually end up owning part of Real. There are a few ways, and the main one is the stock purchase plan. Before you cap, 5% of your commission goes into Real stock. After you cap, 10%. You choose to do this, and Real adds bonus shares on top — 10% extra before you cap, 15% after. That's free stock on money you were going to earn anyway. Then you get a stock award when you cap, and that one vests over three years. And if you hit elite, that's $12,000 in stock plus your transaction fee drops. Here's what I'd actually say about it: you're not going to retire on this in year one. But you've been generating revenue for a brokerage for years and owning none of it. This is the first place I've been where the answer to "what do I own" isn't nothing. Comment MATH and I'll send you the calculator that shows the stock side too. #realestateagent #brokerage #realbroker #agentequity #agentlife #realestatecareer #stockpurchaseplan #realestatebusiness by @livetheseacoast

Moving from Massachusetts to New Hampshire? You do not need to file a homestead here. In Massachusetts you get $125,000 of protection automatically, and up to $1 million if you file a declaration at the Registry of Deeds. New Hampshire covers you for $400,000 the day you own and live in the home. No form, nothing to renew. So Massachusetts has the higher ceiling if you do the paperwork. New Hampshire gives you a strong number for doing nothing. And a filed Massachusetts homestead does not follow you over the border. It is tied to the property, not the person.
