Oops. An eighth of a percent can absolutely matter. But so can whether your lender can actually close the loan.

Rate is only one piece of a mortgage. Underwriting knowledge, accurate pre-approval, communication, documentation, problem-solving and knowing how to navigate conditions all matter once you’re under contract.

A slightly lower rate isn’t much of a win if the loan falls apart before closing.

Shop the rate. You should. Just make sure you’re shopping the lender, too.
