Corner house. We finished all our own landscaping but left the side yard empty on purpose because the builder said they’d sod it. Confirmed it twice. Their crew came, did the front, and left. Side yard still bare. Called the sales office — yes it’s covered. Called the service team — yes it’s the developer’s responsibility. Still no date, no timeline, nothing. Finished landscaping on one side, dirt on the other. New construction comes with surprises nobody tells you about. 🇨🇦 #calgaryrealestate #newconstruction #builderproblems #calgarylandscaping #landlordlife by @lubaincalgary

I trusted my contractor when he told me a permit wasn’t necessary for our deck. He said he’d grade the soil instead and handle it. He didn’t. Weeks later I’m staring at a slope I hated from day one and a $800 quote just for permit drawings. I found someone else to do them for $200. The real lesson here isn’t about the money, it’s about how easy it is to let someone talk you out of doing things properly when you don’t know the rules yourself. This is the side of Calgary real estate that doesn’t make it into anyone’s highlight reel: the moments where you have to decide if you trust your gut or your contractor.

Everyone told me to skirt this rental deck.

I left it OPEN.

Not because it was cheaper.

For this rental property, we chose an open deck instead of skirting underneath for better airflow, less trapped moisture, easier access underneath, and lower long-term maintenance.

One thing I’m learning while building rentals:
the cleaner-looking option isn’t always the best long-term option.

Deck skirting looks more finished — but open can be easier to maintain.

Would you leave the deck open… or add skirting? 👇

One rental is still empty. Another tenant just renewed early.

Managing multiple rental properties in Calgary means things can be going completely differently at the same time.

One of my tenants reached out about renewing her lease before it expired.

We agreed to keep the rent unchanged, signed the renewal, and that was it. No negotiations, no complications.

Meanwhile, another condo is sitting empty despite two rent reductions.

Same landlord. Two very different situations.

And right now, I’m definitely appreciating the stability of a good long-term tenant.

I’ve lowered the rent twice. And my Calgary condo is still sitting empty.

The previous tenants moved out at the end of September, and I expected to find someone new fairly quickly.

But here we are.

I’ve already reduced the asking rent twice, and I’m still waiting for the right applicant.

Meanwhile, the mortgage, condo fees, property taxes and other expenses keep coming.

Now I’m debating whether to lower the price again or give it more time.

Would you lower the rent a third time or wait?

My condo listing went quiet.

At first I was getting inquiries and showings. I even had an applicant send all her documents and got as far as sending the draft lease.

Then she backed out - and after that, the inquiries basically stopped.

So today I made the decision to lower the rent.

Now I’m curious to see if it changes anything.

Would you have lowered it too, or waited a little longer?

I was wondering why my tenant hadn’t paid her utilities yet… then I checked my message 😅

I had accidentally calculated her share at 30% instead of 70% - the basement suite split instead of the main floor

I apologized and sent her the corrected amount

Her response? She admitted she saw the lower bill and got excited 😂

Thankfully she was very understanding

Just another landlord-after-hours mistake

My tenant’s BBQ left a dark mark on the townhouse wall

Condo management asked for it to be repaired, so I first confirmed what they actually expected

Turns out it only needs to be cleaned and painted, and the BBQ has already been moved away from the wall

I decided not to charge the tenant for this one
We’ll just take care of the paint ourselves

Would you have charged the tenant for the repair?

I really thought this Calgary condo was rented.

After that awkward showing, she applied, sent all her documents, and everything looked good. I even sent her the draft lease.

Then the next day she backed out because her new job was going to be too far from the condo.

So… back to looking for the next tenant.

Would you have thought it was basically done once the draft lease was sent?

One of the most awkward showings I’ve had at this Calgary rental property.

I gave my tenants three days’ notice. They let us in, but the dogs were barking and a loud power drill was going almost the entire time.

The prospective tenant missed the video call.

Before leaving, I asked again for their move-out date because condo management needs it in advance.

She said they’d respond “officially.”
He said, “We’ll try.”

Then the prospective tenant finally called after we left. I showed her the outside and sent her the videos.

Would you have found this showing awkward too?

My tenants are moving out of this Calgary condo at the end of September.

When I told them I needed to start arranging showings, they asked if I could wait until after September 10, when most of their belongings should already be moved out.

I said I’d try to accommodate that.

But I also explained that if I received a serious inquiry before then, I may still need to show the condo.

And then I got one.

So I gave the required notice and scheduled the showing.

I’m trying to respect the tenants who still live there while also trying to avoid having the rental property sit vacant after they leave.

Would you have waited until September 10 or gone ahead with the showing?

My tenants gave notice that they’re moving out at the end of September.

Condo management needs their move-out date and time in advance so the elevator can be booked and the move-out process arranged.

I sent the procedure and asked them for the date.

No response.

I followed up. Then followed up again.

Still nothing.

Meanwhile, I’ve already listed the Calgary condo for rent and I need to start coordinating showings for the next tenant.

So now I’m trying to manage the move-out and re-rent the property… without getting answers to the basic questions I need.

Would you keep following up, or just deal with each deadline as it comes?
