Imagine renting a home, settling in, paying your rent and getting comfortable in your space. Then, as your lease expiration date approaches, your landlord tells you they won't be renewing it. Your first thought might be, “But I've paid my rent. Can they actually do that?” The answer depends on a few things. Your lease agreement is a good place to start. It explains the terms of your tenancy, including when it ends and what conditions apply to renewal. But the agreement isn't the only thing that matters. The laws in your state or city may also determine when a landlord can refuse to renew a lease and how much notice they must give. And here's something renters should understand: a lease ending doesn't automatically mean a landlord can force you out immediately. The proper notice and procedures depend on the type of tenancy and the laws that apply to your situation. If your lease is coming to an end, don't wait until the final few days to find out where you stand. Review your agreement, ask questions and understand your options early. You’ve found the home. The down payment looks manageable. Then you get to the loan estimate and see FHA mortgage insurance. So, what are you actually paying for? With an FHA loan, mortgage insurance generally comes in two parts: 1. Upfront Mortgage Insurance Premium (UFMIP), typically 1.75% of the base loan amount. 2. Annual Mortgage Insurance Premium (MIP), an ongoing premium that is generally paid as part of your monthly mortgage payment. The amount depends on factors such as your loan amount, loan term and loan-to-value ratio. So that low down payment is only one piece of the FHA cost.
