My guy Abdul (@lumberrjack) brought me another crazy deal 🔥🔥🔥

Over 30,000 sqft of land!! Has a duplex, vacant lot, huge parking lot, church, & a daycare.
This the type of property makes you start thinking big 📈

This can easily be:
• 10–15 single family homes ($500k each home)
• or a 60–70 unit apartment building (avg $1,600/mo each unit)

But here’s where city zoning comes into play 📝

The zoning basically tells you what you’re allowed to build on a property. Most cities use zoning codes, we’re in Philadelphia so this one is zoned RSA5 (single family)… but for a project like this, you’d need RM-1 (multi-family).

& that’s not a quick/easy switch😬

My guy @tm_henderson confirmed with me that to rezone something like this, you’re dealing with the city, community votes, approvals, this could take 1 or 2+ years & there’s really no guarantee it would get approved.

Now the homeowner is selling this for over $1m+, now imagine spending over a million dollars on something that’s not for sure 🙅‍♂️

But if this was approved, we’re talking about a project that would be worth $18M–$25M+ once completed depending on the build or rents.

But as a wholesaler, you also have to know when a deal makes sense. I’d love to squeeze a good $200k out this deal for myself but the numbers just don’t make sense

So unless we can get this at the right price down, we’re gonna have to pass💨💨

Thats just how the game goes

& If we haven’t met already my name’s Reese
I run @theclosingtablehq where we show beginners how to wholesale properties & JV deals with other wholesalers too

Inside our community you’ll learn the entire wholesale real estate process from beginning to end

You’ll get all of our resources & the exact softwares we use to close deals every month,
& you’ll be tapped into a community of other wholesalers, realtors, developers, lenders, contractors, etc…

We have a physical office here in Philly, where we meet weekly in person (& virtually for those outside the city) to lock in, share resources, & get to this money 💰

I promise this isn’t just a course, this is a real community closing real deals AS YOU CAN SEE ✅‼️ taken in Philadelphia, Pennsylvania by @lumberrjack

Within the FIRST WEEK of joining, my guy @lumberrjack pulled a list of 14,000+ vacant properties, hired a virtual assistant, & went straight to work💪💪💪

& That same week he locked up two deals (Harrison St & 41st St) 🏚️

30 days later we closed them and cleared almost $30,000 together💰

We met a while ago while I was recording a video outside of a different property I sold. He pulled up, introduced himself, & the rest is history💨

Now he’s back AGAIN with another deal & we’re getting ready to close it out 🏌️‍♂️

THATS what this community is about‼️
Putting people in position, sharing resources, & closing deals📶
