My PSA to you condo buyers that are wary of HOA fees!

I know HOA fees can range all over the place and assumptions can be made quick - but don’t take it at face value!!! That value you could be getting of things the HOA covers could actually save you $$$ in the long run, compared to a low HOA fee.

A HOA is a multi-faceted object to consider.

If we haven’t met yet, hi!!! I’m Lydia - a Knoxville Realtor with a love for condos and new development, but really I’m your go-to resource for all things real estate & Knoxville.

Whether you’re buying your next home, selling your current one, investing, building new, curious about becoming a real estate agent, want to learn more about the eXp model, or just looking for the best matcha/dinner/wine spot in town - I’d love to connect.

Outside of helping clients, I mentor a growing organization of agents and LOVE building community within the real estate industry.

My corner of the internet is a mix of real estate, community favorites, wellness, travel, and building a life you love in East TN.

Petition to make social media a single-picture, casual platform again!

No but seriously, I love social media and all the benefits that come with it. I’ve seen so much growth and many friendships form over the last several years of my life because of it.

But something that’s been on my mind recently is how exhausted I’ve become by the thought of everything being 100% optimized in order to be posted. Funnels, products, generated captions, click rates, etc.

Somewhere in the middle of it all, social media became something that didn’t bring me joy anymore.

So here’s my PSA - and hopefully invitation - that you don’t have to be perfect or fully optimized to post. The people who are meant for you will find you. The clients will find you. Your community will be there. Don’t let optimization take joy out of the things you love.

And this goes beyond social media.

I’ve been learning that prioritizing also means knowing what to let go of. Walking through one door means shutting others. Saying ‘yes’ to something means saying ‘no’ to a handful of other things. Every ‘yes’ costs something.

I’ve always been someone who holds myself to a high standard (joys of being the oldest child lol). If I decide I’m going to do something a certain way, my tendency is to think I have to keep doing it that way indefinitely in order to prove something.

But I’m realizing that growth doesn’t mean getting better at everything simultaneously. Sometimes it looks like being willing to change your mind, change directions, close a door, or admit that something that worked in the last season isn’t going to fit the next one.

Our priorities change. We mature. Life evolves to new seasons. We develop emotionally. We start learning our God-given gifts and tendencies - the things that come naturally to us and feel freeing, and the things that can pull us away from what matters most.

I’m learning to be okay with that! To stop treating every past version of myself like a standard I have to keep living up to. To make room for new priorities, new rhythms, new ideas, and more organic living with whatever God puts on my heart.

You may already recognize the neighborhood just by this house…

First things first, go ahead and comment/DM “256” and I’ll send all the photos and details straight to you! 😆

If you guessed PARK PLACE - you are correct! If you’ve never driven through it, you need to add it to your list. It’s one of my favorite hidden gems, tucked away right in the middle of Farragut with the prettiest Charleston-esque feel.

And this home in particular is hard to miss. Sitting high above the neighborhood with a dramatic staircase entrance, beautiful architecture, gates, mature landscaping + nearly 6,000 square feet inside.

A few more of my fave details:
→ Primary suite on the main
→ 5 bedrooms + 5.5 bathrooms
→ TWO dedicated office spaces
→ Gorgeous hardwoods + classic architectural details throughout
→ Full separate apartment downstairs - including its own kitchen + entertaining space
→ Private paver patio surrounded by mature landscaping
→ Oversized garage
→ And a hidden bookshelf door… because why not?

Want to see the rest? Comment/DM “256” and I’ll send all the property details straight to your inbox! 💌

No place does it quite like @utknoxville 🧡 Rocky Top, you’ll always be home sweet home to me!

Wouldn’t go back and have had it any other way. The Lord’s hand through my time here was so evident, and He answered so many prayers!

This townhome completely shocked me in the best ways. What’s not to love… 3 levels of living, main level primary suite, versatile office/loft space, 2 car garage, lots of storage, bonus space for a gym or rec room, and a community pool! Great location right off Gleason Dr in the heart of all West Knoxville has to offer.

Comment “ASHTON” and I will send you all the property details 💬

A story 100+ years in the making 🫶🏼

Some homes feel like way more than just a transaction - they’re a big piece of someone’s story.

I had the privilege of listing this 1920s home alongside the amazing @a_frazer_ after a mutual connection brought us to our seller.

From the beginning, you could tell this home had been loved. After 100+ years, it still had incredible bones, a great as-is inspection, and the exact kind of North Knoxville character you just can’t recreate. Our seller had spent years thoughtfully renovating and preserving the charm that made it special.

But my favorite part of this one wasn’t the house - it was the people surrounding it.

The buyer and seller actually got the chance to meet during the walkthrough (which usually doesn’t happen), and it became clear this home found exactly who it was meant for.

For our seller, this closing was the end of a much bigger chapter - his last remaining tie to the States before moving full-time to Italy, where he’s starting his next adventure renovating a 400-year-old historic home on the rolling hills outside of Florence. That’s the dream, right?

We sent him off with a few sentimental gifts - little pieces of Knoxville to always remember.

A huge thank you to @jhdunn350 for bringing a wonderful buyer and making it a seamless, kind, and professional experience from beginning to end. And another thank you to @meadowcreektitle_865 for always getting my contracts done in record time!
