What to do in April if you want to buy this summer (Central Florida) 🏠☀️

Get pre-approved NOW (not later)
- Don’t shop first—get approved first so you are prepared to make an offer when the right home pops up.
- Summer = peak competition
- Rates are hovering around 6% and stabilizing.
- My suggestion- get approved with a great local lender.

Start watching inventory
- Inventory is UP across Florida & Orlando
- See what kind of houses are available based on your pre-approved amount
- More options = less desperation buying

Tour homes early BEFORE summer crowds
- Study neighborhoods, not just houses
- Look at inventory based on your lifestyle and location preferences
- By June/July → more competition which can cause higher prices

Negotiations again…
- Sellers are more open to negotiating as the market becomes more balanced in some areas.
- There could be more opportunities for seller concessions, closings costs, rate buy-downs or repair credits.

Watch days on market = opportunity
- Homes move faster when priced right
- If homes are sitting longer (60+ days in many areas) than that means more negotiation power
- Homes are taking longer to sell compared to last year
- Prices are stabilizing

LASTLY, this all depends on hyper-local market conditions, which is why it’s so important to work with an experienced agent.
