Would you pay £1.4M+ for a house in Zone 5 with a shuttle bus to the tube? 🤔

Trent Park in Cockfosters, Enfield EN4, is one of the most talked-about new-build developments in North London. It has restored Grade II listed buildings and new-build 4 and 5 bedroom family houses set inside a 413-acre country park, with 24-hour security and a residents' shuttle to Oakwood station.

Before you fall for the brochure lifestyle, here's what buyers should check:
🔸 House prices from around £1.375M, with some resale listings already reduced
🔸 An estate service charge on houses. Ask for the exact annual figure before you reserve
🔸 Zone 5 at the end of the Piccadilly line, roughly 26 minutes to King's Cross
🔸 A new-build premium versus older family homes in Cockfosters, Oakwood and Hadley Wood
🔸 Resale values and how long homes are sitting on Rightmove

The lifestyle is real: parkland, heritage, space and safety. But a £1.5M decision needs more than a showhome visit.

💬 Comment TRENT and I'll DM you my honest buyer's breakdown: prices, service charges, commute and resale risks.

£1,500 vs £3,000 a month in London — same money, two completely different lives.

For £1,500 you'll get a small one-bed in the outer zones — Lewisham, Forest Hill, Croydon. A longer commute, but a real home, and close to the London average of £1,890 for a one-bed.

For £3,000 you're in prime central — a smart one-bed or a two-bed in Westminster or Kensington. Beautiful. Central. And brutal on your bank account.

Here's the part that stops people: £3,000 a month is £36,000 a YEAR — more than the average UK salary — spent purely on rent, building zero equity. And that exact same £3,000 could cover the mortgage on a home worth around £500,000.

That's the quiet trap of renting in London: you can end up paying an owner's monthly cost while owning nothing at the end of it. Rent buys you a postcode. A mortgage buys you an asset.

None of this means "buy today" — sometimes renting is the smart, flexible move. But everyone deserves to see the real numbers before they sign another 12 months away.

👉 What do you pay — and in which area? Drop it below 👇 let's build the real London rent map. Follow for honest London numbers most agents won't show you. 📌 Save this before you renew.

Autumn Budget 2026 is on 28 October. Here's what's confirmed for property and what's still a rumour.

✅ CONFIRMED

Tax on rental income for landlords rises 2% from 6 April 2027, to 22% / 42% / 47%. Limited company landlords pay corporation tax instead, but moving existing properties into a company can trigger SDLT and CGT.
High Value Council Tax Surcharge ("mansion tax"): £2,500–£7,500 a year on homes in England worth £2m+, from April 2028.
Stamp duty is not being scrapped. The 5% surcharge on additional properties stays.

❓ EXPECTED / RUMOURED

"Your First Home" scheme: 2.5% deposit, 20% government equity loan (interest-free at first), new builds in England only, first-time buyers only, with income and price caps to be confirmed at the Budget.
Capital gains tax on residential property (currently 18% / 24%) could move closer to income tax rates. Not confirmed.
The mansion tax threshold could fall to £1.5m. Not confirmed.

🚨 For CGT, the disposal date is exchange of contracts, not completion. Speak to your tax adviser about timing before 28 October.

In September, thousands of people across Britain sold their assets in a panic.

Record numbers. Stockbrokers reported sales up 21–23% in one month. Everyone was sure the 28 October Budget would bring a capital gains tax raid.

The plan on the table was to raise CGT to income tax levels. For landlords and second-home owners, that meant going from 24% to up to 45% on their profit.

Here’s what that looks like in real money:
🏠 You buy a London flat for £300,000
💷 You sell it for £400,000
📌 CGT today (24%, after the £3,000 allowance): about £23,280
🚨 Under the “equalisation” plan: about £43,650

That’s around £20,000 more out of one sale.

Now the Chancellor has reportedly ruled out matching CGT to income tax, because he’s worried investors will leave the UK.

But it isn’t over. There’s a reported £35bn hole in the public finances, and a smaller CGT rise is still possible. Anyone who sold in a panic may have acted too early, and anyone planning to sell a buy-to-let or second home should look at the numbers before 28 October, not after.

I’ve worked in the UK property market since 2015, across sales, lettings and investment. On Budget day I’ll break down what changes for landlords, buyers and property investors.

👉 Comment BUDGET and I’ll send you the breakdown in your DMs.

The most expensive thing in this London home isn't inside it. 🌳

It's the view, and nobody can ever build it again.

This is The Bryanston on Hyde Park: a 3-bedroom luxury flat of over 3,000 sq ft, on the 5th floor, level with the treetops. You don't look at the park from here. You wake up inside it.

There are only 54 homes in the entire building. It's the tallest residential address on Hyde Park, and after it was built, Westminster's planning rules changed. There won't be another one like it. That's the kind of exclusivity money usually can't buy.

Here's what a normal Tuesday looks like:

☕ Sunrise coffee over 350 acres of Royal Park
🏃 A run that starts at your front door
🏊 Morning laps in a 25-metre pool, then the spa, sauna and steam room
🍽 Lunch in Mayfair, a five-minute walk away
🛍 Selfridges and Bond Street on foot
🍿 Movie night in the private residents' cinema
🛎 A 24-hour concierge and valet for everything in between

Inside: 3-metre ceilings, floor-to-ceiling curved glass, and filtered air in every room. It's central London, but it feels like a private country house in the sky.

Most people don't know this: in London, a home that faces a Royal Park can cost close to double the same home one street back. You can buy a bigger kitchen, but you can't buy another Hyde Park.

So be honest 👇
Would you live here, or is it too much?

Luxury living on Hyde Park, London: only 54 people get to wake up like this. 🌳

This is what a day looks like in one of London's most exclusive addresses. It's a 3-bedroom flat of over 3,000 sq ft on the 5th floor, level with the treetops of Hyde Park. You don't look at the park. You live inside it.

7:00 — Coffee as the sun rises over 350 acres of Royal Park
8:00 — A run or walk straight from your front door into Hyde Park
9:00 — Laps in the building's 25-metre pool, then the spa, steam room and sauna
13:00 — Lunch in Mayfair, a short walk away
16:00 — Shopping on Bond Street and at Selfridges, on foot
21:00 — Movie night in the private residents' cinema

Your 24-hour concierge and valet handle everything else. Every home has 3-metre ceilings and floor-to-ceiling curved glass, and even the air inside is filtered.

Here's what makes it truly rare: this is the tallest residential building on Hyde Park, and Westminster's planning rules changed after it was built. There are only 54 homes, and another building like this will never go up here. That's real exclusivity. It can't be bought anywhere else.

I was in a room most agents will never see.

Today’s broker breakfast in London was invite-only. Aldar and London Square, the developer behind some of the biggest projects in Abu Dhabi and London, opened up their pipeline to a handful of agents.

What I took away:
→ Their London arm plans around 9,000 new homes over the next 5 years, across roughly 30 sites
→ What’s coming to market in London and Abu Dhabi before public launch
→ Why international investors trust a developer working across the UAE and the UK
→ Where early buyers get access before everyone else

The real advantage in property isn’t the price. It’s knowing first.

I’m sharing launch details, Abu Dhabi off-plan, and London new builds privately.

The government calls this a mansion. 🏠

It’s a 3-bed terrace in [area]. No garden, no gates, no pool. Asking price: £2.05m. And from April 2028 its owner pays an extra £2,500 a year, on top of council tax, for as long as they own it.

That’s the High Value Council Tax Surcharge, the “mansion tax.” Four bands: £2,500 a year from £2m, rising to £7,500 for homes worth £5m+. Most valuations are done from a desk using aerial images, sold-price data and planning history, not an inspection.

Here’s what most people miss. The £2m threshold only rises with inflation. London house prices usually rise faster. Families who bought a normal home 15 years ago are drifting toward a “mansion” tax without ever moving.

On 28 October the Autumn Budget lands. There were reports the threshold could fall to £1.5m; the latest reports say that’s off the table. Capital gains tax on property is also reportedly under review, and landlords already face 2% more tax on rental income from April 2027. If you rent, that matters to you too.

Is a £2m 3-bed in London a mansion? Tell me YES or NO below.

Comment BUDGET and I’ll DM you my plain-English Budget breakdown for homeowners, landlords, buyers and renters the moment it’s out. Send this to someone who owns in London.

London prices went up. This flat went down. 📉

Here’s the part of buying a London flat that nobody puts on the brochure.

Most London flats are leasehold. You don’t own the flat forever, you own the right to live there for a set number of years. And that number goes down every single year.

What happens as the clock runs:
→ Under 80 years left, lease extension costs jump because “marriage value” kicks in
→ The shorter the lease, the more it costs to extend, often tens of thousands of pounds in prime London
→ Many mortgage lenders won’t lend on short leases, so your future buyers disappear
→ Meanwhile the flat next door with a long lease keeps its value

The twist: the Leasehold and Freehold Reform Act 2024 was supposed to scrap marriage value. It passed. It still hasn’t been switched on. The High Court dismissed the freeholders’ challenge in 2025, but the Court of Appeal has since given them permission to appeal. There’s no start date.

Waiting for the law to save you is not a strategy.

Before any of my clients offers on a flat, I check the lease length, the extension cost, ground rent and the clauses on pets, works and subletting.

💬 Comment LEASE and I’ll DM you the 5 lease checks I run before every offer.

£349k. Zone 2/3. Two stops from Canary Wharf. 😳

Everyone says you can't buy a new build in London under £400k anymore. Then I walked into this 32-storey blue tower in Canning Town, E16.
Here's what that money actually gets you 👇

🚇 5-minute walk to Canning Town station: Jubilee line and DLR
🏙 2 stops to Canary Wharf, 3 stops to London City Airport
🌿 A 1.1-acre park with a jogging track and outdoor gym on your doorstep
🛋 Concierge, residents' lounge, wellness studio, podium gardens
🪟 Floor-to-ceiling windows, and a private balcony on every apartment

🔑 Completed and ready to move in, with a 5% Deposit Boost on selected units
1, 2 and 3 bedroom apartments plus penthouses, in one of East London's biggest regeneration areas. For first-time buyers it's a way onto the ladder near Canary Wharf. For investors it's buy-to-let next to the Jubilee line.

I'm a London buyer's agent and I've been in this market since 2015. Prices like this next to Canary Wharf don't stay quiet for long.

💬 Comment BLUE and I'll DM you prices, floorplans and what's actually still available.

£800,000 for a London flat. And £30,000 more before you even get the keys. 🔑

Most buyers budget for the deposit and the mortgage. Then the solicitor sends the completion statement and Stamp Duty Land Tax hits.

Here’s how SDLT works in England on an £800k purchase:
→ Home mover: £30,000
→ Non-UK resident: +2% surcharge = £46,000
→ Already own property anywhere (UK or abroad): +5% = £70,000
→ First-time buyer relief? Only if the price is £500k or less. At £800k you get nothing.

Same flat. Three different bills. Your status decides the price, not the property.

I’ve been helping buyers in London since 2015, and the cost that shocks people most is the one nobody mentions at the viewing.

💬 Comment STAMP and I’ll DM you my stamp duty calculator plus the checklist I use before every offer.
