Can you have the space of a house with the convenience of a condominium?
This nearly 2,400 sq. ft. residence might be the answer.
What stood out to me most wasn’t just the spectacular views of downtown, the Lachine Canal, and Mount Royal.
It was the layout.
The primary suite is completely separated from the living areas, creating a level of privacy rarely found in a condominium. Add floor-to-ceiling windows, breathtaking sunsets, and living spaces designed equally well for everyday living and entertaining.
A rare opportunity that combines space, privacy, and refinement.
Question for you:
When it comes to a luxury condo, what’s most important: the view, the square footage, or the layout?

A lot of real estate advice sounds smart simply because it’s been repeated for years. That doesn’t mean it still fits the market you’re in today.

“Wait until spring.” “Price it high and come down later.” “You need 20% down.” None of these is automatically right or wrong. The problem starts when people treat them as rules instead of looking at the situation in front of them.

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the options available to you and what actually fits your budget.

That’s why I’d rather give you context than a canned answer.

If someone has given you advice you’re not sure still applies in Montreal, send it my way. I’ll walk you through how I’d think about it based on what the market is doing now.

Congratulations to both my seller and buyer on the successful sale of this exceptional property in Montréal’s Village.

With nearly 2,000 sq. ft. of living space, four bedrooms, spectacular views, and beautiful finishes throughout, this was a truly unique property.

We put together a tailored marketing strategy combining professional photography, video content, and international exposure through Sotheby’s global network.

With over 30,000 online impressions and just three qualified showings, we found the right buyer.

I’m especially grateful to have represented both the seller and buyer in this transaction. Two different journeys, and a great outcome for everyone involved.

Thank you both for your trust!

Some properties impress with their address. Others with their scale. This one stands out in the details.

At 62 Guilbault Street West, nothing was done halfway.

More than $1.1M was invested in the renovation and restoration of this home, with a clear vision: preserve the character that makes it unique while creating a distinctly contemporary interior.

The result is neither an old home that has simply been modernized, nor a new build hidden behind a period façade.

It is a balance between the two.

The materials were carefully selected.
The spaces were thoughtfully reimagined.
Natural light plays a central role.
Original details coexist with contemporary design.

And the more you discover the home, the more you understand the extent of the work that went into it.

Because true luxury is not always what catches your eye first.

It is also found in the way a space comes together.
In the quality of the craftsmanship.
In the proportions.
In the details you only begin to notice after spending time inside.

That is what sets this home apart.

It retains the soul and architecture people seek on the Plateau, without the compromises that often come with an older property.

Your first home in Montreal doesn’t need to be your forever home.

It needs to make sense for you today. The right location. A monthly payment you’re comfortable with. Enough space for the way you actually live.

Some things are worth holding out for. Others, you may realize, aren’t that important.

That’s where I can help. We’ll figure out your priorities, look at what your budget gets you, and decide where it makes sense to be flexible.

No pressure to rush. Just a clear picture of your options.

If you’re ready to explore your first purchase, send me START. Let’s see what’s possible.

Thinking about moving to Montreal? Here’s why it keeps winning people over.

If you love a European feel, neighbourhood cafés, walks along the Lachine Canal, and homes with character, Montreal makes a pretty convincing case.

You get fresh finds at Jean-Talon Market, dinner in Little Italy, and fall walks on Mount Royal. From historic greystones to condos with skyline views, there’s more than one way to make yourself at home here.

Send this to the friend you’re currently trying to convince.

Comment FALL and I’ll send you my Montreal fall guide with local events, restaurants, road trips, seasonal favourites, and more.

Proud to have sold another penthouse.

It may not be the largest, but by positioning the exclusivity of top-floor living at the forefront of our marketing, we achieved a strong sale within the building.

A new chapter in Toronto for the seller, and a return to city living for the buyer.

This one’s for the Montrealer who says, “Condos in Griffintown are too small.”

At 175 de la Montagne, space is definitely not the compromise.

With 2,374 sq. ft. of living space, this residence offers the proportions of a home with the convenience of condo living. The two bedrooms are tucked away from the main living areas for added privacy, while the open living spaces are surrounded by expansive views of downtown Montreal, the Lachine Canal and Mount Royal.

Generous spaces, private bedrooms and views that are hard to beat, right in the heart of Griffintown.

Today, I want to show you what the photographs could never fully capture.

Because some homes reveal themselves immediately.

Others ask to be experienced.

Their true character is found in the way the light moves through the rooms. In the scale of the spaces. In the materials, the details and the quiet confidence of thoughtful design.

This residence is of that nature.

At first glance, one sees a refined two-storey condo with high-end finishes from top to bottom.

But spend a little more time here, and something else begins to emerge.

The feeling of living in a true home, with the ease and sophistication of condominium living.

Set directly across from the park, the ground floor connects naturally to its surroundings. The greenery becomes part of the view. The changing seasons become part of the interior.

Across two levels, each space has its own rhythm and purpose, while remaining connected by a cohesive vision.

The clean lines.
The carefully selected materials.
The natural light.
The craftsmanship.
The sense of privacy.
The park just beyond the windows.

Nothing feels excessive, yet nothing has been overlooked.

Because luxury is not always about making a statement.

Sometimes, it is simply the feeling that every detail is exactly where it belongs.

111 Rue Rioux, Apartment 111, Griffintown.

A two-storey residence designed to be lived in, experienced and remembered.
