Happy 16th Birthday @a_lifs111

From the moment you could talk, you’ve been outgoing, energetic, and never shy about living life to the fullest. You’ve got the biggest heart and a faith that grounds you. And let’s be honest… you’re also the one kid who never tells his mama “no” when it’s time for a selfie. (God bless you for that😂❤️)

Aaron, I’m so proud of the young man you are becoming. Sixteen is big — driver’s license, more freedom, more responsibility — but I know God has His hand on your path, and He’s blessing you with every step. Keep being bold, always dance, and keep chasing life with that unstoppable energy.

I love you more than words can say — and I couldn’t be prouder to be your mom. 💙 #Sweet16 #ProudMom #Blessed by @marie_lifschultz

Being a mom of teenage boys is like watching your prayers grow legs and run—literally! 🙏💙

One minute they’re little boys playing with trucks, and the next, they’re towering over you, eating everything in sight. (I’m so poor)

It’s a mix of awe and chaos, with moments that test my patience and that fill my heart all at once.

Time is flying way too fast, and I’m over here praying I’m raising men of character while keeping up with the whirlwind of life. God’s grace is the only thing keeping me from losing my mind—and my groceries! #BoyMom #GrowingTooFast #theysmiledtogetherforonce by @marie_lifschultz

Thinking about buying a home? Before you start scrolling through listings and falling in love with a house, let’s talk numbers!

One thing I always tell my buyers is that what you qualify for and what you’re comfortable paying are two different things!

Buying a home isn’t just about the purchase price. It’s about understanding your monthly payment, how much money you’ll need upfront, and making sure you’re not stretching yourself too thin.

After 24 years in the mortgage business, I’ve learned that the best place to start isn’t looking at houses. It’s having a conversation!

Whether you’re buying your first home or your fifth, let’s figure out what makes sense for YOU and your budget.

No pressure, no obligation, just good old-fashioned advice from someone who’s been doing this a long time!

Let’s chat! I’d love to help you get started. by @marie_lifschultz

Great Morning with My Sisters at Working Moms of San Antonio!

#Workingmomsofsanantonio #sanantoniotexas #networking #workingwoman by @marie_lifschultz

Good morning, friends! ☀️

Lots happening in the mortgage world this week, so let me break it down without all the financial jargon!

🏡 Mortgage rates: We’re still seeing quite a bit of movement. Inflation, oil prices, and uncertainty in the economy are keeping rates from settling down. Just because you hear Treasury yields are dropping doesn’t necessarily mean mortgage rates are following.

🏡 Housing market: We’re seeing fewer homes going under contract, and affordability continues to be a challenge. But here’s something to remember: A slower market can also mean more room for buyers to negotiate with sellers. That’s an opportunity worth exploring!

🏡 Refinancing: There are some proposed changes that could make refinancing easier and potentially less expensive. Nothing is set in stone yet, but I’m keeping an eye on it.

🏡 What’s ahead: The Federal Reserve meets Wednesday, and several important economic reports are coming out this week. All of these could influence where mortgage rates go next.

My advice? Don’t let the headlines make your decisions for you.

Every buyer, homeowner, and situation is different. Sometimes the best opportunity isn’t waiting for a lower interest rate. It’s understanding the options available to you right now.

And to my Realtor friends, this is why having a knowledgeable lending partner in your corner matters!

As always, I’m happy to talk through the numbers, answer questions, or help you figure out your next move. No pressure, just good information from someone who’s been doing this for nearly 25 years! by @marie_lifschultz

Busy moms don’t just carry more — they carry it differently. 💆‍♀️

In this clip, Dr. Demi Moreno of Castle Hills breaks down what she’s learned from the moms she treats: the mom on her feet all day, the mom running a business, the mom doing both — every one of them walks in with a different kind of stress. And real care means treating the person, not just the X-ray.

If you’re pregnant and ignoring that back pain... stop. Your body is doing extraordinary work, and it deserves support, not silence.

BUYERS, YOU MAY HAVE MORE NEGOTIATING POWER THAN YOU THINK!

If you’ve been sitting on the sidelines waiting for the “perfect” time to buy a home, here’s something worth knowing!

The housing market is shifting, and we’re seeing opportunities for buyers to negotiate that weren’t always available a few years ago.

What does that mean for YOU?

Some sellers may be willing to offer:
✔️ Help with closing costs
✔️ Money toward lowering your interest rate
✔️ Price reductions
✔️ Other concessions to help make the purchase more affordable

And here’s something I always remind my buyers — **the best deal isn’t necessarily the lowest price. It’s about making the numbers work for YOU!**

Interest rates are important, but they’re only one piece of the puzzle. Sometimes negotiating the right seller concessions can make a bigger difference than you might expect.

Whether you’re thinking about buying your first home, moving into something bigger, or you’re a Realtor helping clients navigate this market, let’s talk about the options!

I’ve been in the mortgage business for 24 years, and if there’s one thing I’ve learned, it’s that every buyer’s situation is different. Having the right people in your corner makes all the difference.

**Don’t let the headlines make your decisions for you. Let’s look at the numbers together!**

Friends and family, Aaron and our family would love your help with something meaningful this Christmas. 🇺🇸❤️

Central Catholic High School - San Antonio, TX has a goal of sponsoring 2,000 wreaths through Wreaths Across America, and each wreath is $17. We’ll also be volunteering alongside Aaron to lay wreaths on veterans’ graves at Fort Sam Houston.

I love that our boys get to be part of this—to take a moment, remember the person behind each name, and honor their service. For someone’s family, that name belongs to a parent, grandparent, spouse, or child who is deeply missed.

If you’re able to sponsor a wreath, please use the link below so it counts toward Central Catholic’s goal. We’d be grateful for your support, and sharing this post helps, too!

Stop trying to force every single piece of home decor to be a 10/10 on its own!

Interior designer Kevin Doyle drops a game-changing perspective on the Working Moms of San Antonio Podcast: If you love something 70% and it works harmoniously with everything else in your space, you’ll end up loving it 100%.

Trying to “marry” individual items in isolation is a recipe for design burnout. Give yourself permission to build a cohesive space rather than hunting for perfection in every single item! 🏡✨

💬 What do you think? Are you guilty of over-analyzing single decor pieces, or do you look at the big picture? Let us know in the comments!

I came across this voicemail from my parents today, and it made me smile. It also got me thinking about how rarely we leave messages anymore. We see a missed call, send a quick “What’s up?” text, and move on. I do it too.

This is the last voicemail I have of my mom and dad together. They were calling to tell me they loved me, Roger, and the boys. It was just a little everyday message, but getting to hear both their voices again felt like such a gift. ❤️

A text could have told me what they said. This lets me hear how they said it. And every time I press play, I smile.

So call the people you love. If they don’t answer, LEAVE THE VOICEMAIL. 🥰 Tell them you love them, even if you’ve said it a thousand times. You never know when that little message will make someone’s whole day. by @marie_lifschultz
