1, Banks: Especially small portfolio banks that keep loans in-house can be more flexible. They might have higher interest rates, but the easier process can be worth it.
2. Hard Money Lenders: Ideal for quick deals or when you’re short on cash. These loans come with higher rates but are easier to secure and can be crucial when timing is everything.
3. Friends and Family: Sometimes, the people closest to you can help fill in financial gaps, especially for down payments. Involving them not only provides needed funds but can also be a learning experience for everyone involved.

Ever wondered how a modest $5,000 tax return could transform into a $10 million real estate portfolio? Here’s my story.

I started with a rundown duplex I found on the MLS—a real fixer-upper, the kind I love. With a very limited budget and even less knowledge, I took the plunge. It wasn’t easy. The renovation took years, involving countless lessons in handling contractors, navigating city regulations, and managing properties. Yes, there were failures, lots of them. But each mistake was a lesson.

Through refinancing, renting it out, and repeating the process—what many call the BRRRR method (Buy, Rehab, Rent, Refinance, Repeat)—I gradually scaled up. That first duplex? It's still mine, still earning, still a cornerstone of my investment strategy.

This journey taught me that anyone can start investing in real estate. You don’t need vast sums of money—just the determination to get started and keep going, learning as you move forward.
