6 easy steps to buying a home! šŸ šŸ”‘

1. **Get a mortgage pre-approval** - This is the most important step because you’ll learn your budget, rate, and any surprises that could come up.
2. **Talk to a realtor and start looking for a property**
3. **Put in an offer once you find a home you love**
4. **Submit for the full mortgage approval**
5. **Get a home inspection and home appraisal** - The home inspection is very important because it can find any problems with the home.
6. **Sign the paperwork and get your keys to your new home**

If you’re looking to get a pre-approval or have any questions at all, shoot me a DM:

If you’re getting a new home you’ll need to decide what mortgage is going to be the best for you.

There’s 4 questions that I think are crucial in making this decision:
1. Are you looking for the lowest rate or the lowest cost?
2. Are you needing the lowest payment possible?
3. Do you need flexibility in case a life event comes up?
4. Are you wanting a mortgage to help you invest or make money?

If you’d like to chat or get clarity on your situation, shoot me a DM. taken in Canada by @mbrownemortgage

Thinking about buying a property inside your corporation? It might seem like the most efficient move—but it’s not always that simple.

A lot of business owners assume they can avoid pulling money out personally, save on taxes, and still qualify easily for a mortgage. But when you actually talk to lenders, the answer can be very different.

The real issue comes down to risk. Operating corporations come with legal and tax exposure, and that changes how lenders look at the deal—even if your income and cash position are strong.

So while it’s possible to buy property inside a corporation, the structure matters more than most people realize.

If you’re a business owner thinking about this, make sure you understand how lenders actually evaluate these deals. Check out my page for more videos like this. taken in Vancouver, British Columbia by @mbrownemortgage

You’ve got cash sitting in your corporation… so you can just use it as a down payment, right?

Not so fast.

A lot of business owners don’t realize this, but your corporation is a separate legal entity. That money isn’t technically yours until you take it out properly.

And lenders care a lot about where your down payment comes from. They’re looking at the full paper trail—how the money moved, how it was withdrawn, and whether everything lines up from both a lending and tax perspective.

So before you even think about buying, you need a plan. Not just a mortgage plan—a lending and tax strategy that works together.

Because there are a few different ways to pull money out of a corporation. Salary, dividends, shareholder loans. Each one has a different impact on your taxes and your application.

Done right, you can absolutely use corporate funds for a down payment.

Done wrong, you can create problems for both your approval and your tax situation.

If you’re a business owner thinking about buying, make sure you understand how to structure this properly. Check out my page for more videos like this. taken in Vancouver, British Columbia by @mbrownemortgage

You incorporated your business… so you can’t get a mortgage anymore… right?

Not exactly.

This is one of the most common situations I see—someone runs a business as a sole proprietor, incorporates, and then gets told they need two years of corporate financials to qualify. ļæ¼

That sounds like a hard rule, but in reality, it’s more of a guideline. Lenders are really just trying to understand one thing: is your income stable? ļæ¼

If we can answer that properly, there’s often a path forward.

Instead of just looking at the short corporate history, we can show the full story—your business history, your ability to generate income, and how that income continues going forward. ļæ¼

When it’s packaged the right way, lenders can look at the bigger picture instead of just checking a box.

Big change for real estate investors
OSFI (Canada’s bank regulator) has updated the capital rules for mortgages starting 2026.

šŸ¦ What’s new?
•	Banks can no longer ā€œdouble countā€ your salary or rental income across multiple properties when it comes to their cash reserve calculations
•	That means your personal income gets used up on your first mortgage and is reduced for the next ones when calculating this number
•	More rental mortgages will now be tagged as ā€œincome-producingā€ → which forces banks to hold more capital.

Why it matters:
•	These loans cost banks more to carry.
•	Expect tighter lending policies and possibly higher rates on investment properties.
•	The more doors you own, the more likely new mortgages will fall into the higher-cost bucket. taken in Vancouver, British Columbia by @mbrownemortgage

So where are rates heading? What rate should you take?

I’ve changed my approach to rate recommendation over the years. I’ve always taken financial planning into consideration but the shift away from rate speculation toward planning continues to grow. taken in Vancouver, British Columbia by @mbrownemortgage

Sooo you can now buy a home up to 1.5mil with an insured mortgaged.

That means you only need 5% of the first $500,000 and 10% of the remainder!

But don’t forget, you need to have the income to qualify too.

For a mortgage this size, you’ll need about $285,000 in house hold income by @mbrownemortgage
