In a historic transaction, we’ve successfully brokered the sale of one of the largest beachfront estates in the continental United States. Michael McCumber has sold 2170, 2200, and 2340 Gordon Dr for a combined $225,000,000. By closing this transaction, we’ve once again raised the bar for Port Royal, Naples, and the entire state of Florida. This landmark deal has broken several records including the most expensive home sale in Florida state history. By leveraging global outreach, deep-rooted local relationships, and a quiet marketing approach, we successfully fulfilled the sellers goal of passing their family estate on to a new owner. 2170, 2200, and 2340 Gordon Dr were exclusively listed by @mccumbergroup at @gcipnaples by @mccumbergroup

RARE LAND OPPORTUNITY A 12-acre estate in Naples with creek & pond views Right across from Naples Airport Expansive ranch-style residence Estate zoning “E” allows flexibility for development Includes existing tennis house & court, pond with footbridge, and a private serene setting Asking $7,495,000 Offered exclusively by @mccumbergroup and @anthony.caraballo ——— This 12-acre property presents a rare opportunity for investors, developers, or end users seeking usable acreage close to downtown Naples and the airport. With Estate zoning (“E”) already in place, the land is ideal for creating five well-sized parcels or two large estate lots, each with ample room for car barns, warehouse-style storage, hobby shops, RV or boat garages, and other “toy-friendly” outbuildings. The setting is quiet and private, making it an excellent fit for a small, exclusive estate community or for buyers looking to build expansive compounds with both lifestyle and functional space. Existing improvements include a 1980 A. Vernon Allen-built home, along with a tennis house and court positioned around a pond and footbridge. These structures can remain or be removed depending on the desired direction of the project. With its size, zoning, and prime location, the property is straightforward to plan and develop - whether the vision is five premium homesites, two signature estates, or another low-density concept. Higher-density possibilities also exist subject to zoning, offering added flexibility for future strategies. A true acreage rarity in Naples, offering multiple clear paths for value creation - practical, flexible, and ready for its next chapter.
