People keep asking for the real numbers. Here they are. My budget was $1.2M — I spent $1.72M. My mortgage is $10,100/month including taxes. Insurance is $4,600/year. This is why I need the rental income. Next reel: what I actually make in rent. 🐾

Found the cutest little country bakery in Center Moriches 🤍

Nettie’s Country Bakery is a family owned spot filled with beautiful cakes, pastries and old fashioned baked goods. The crumb cakes were easily my favorite. So good and not greasy at all!

The owner was incredibly sweet and helpful with recommendations, which made me love this little spot even more.

I’ll definitely be back to try their rolls and more of the cakes.

Three years ago today, I brought Henry home. 🤍

Little did I know, he had bigger plans for us.

Apparently, those plans involved real estate.

It took him exactly 7 months to convince me that he needed a Hamptons weekend house, a big backyard and, most importantly, his own pool.

Based on the amount of time he spends swimming, I have to admit he made a compelling case.

Happy 3rd Gotcha Day to the little guy who completely changed my life and somehow upgraded his own in the process. 🐾

Fall in the Hamptons for $12.99 🍂

Costco in Riverhead has HUGE mums right now for only $12.99 each. They had multiple colors and they were seriously impressive for the price.

Consider this your sign to stock up before they’re gone.

They put me in a raincoat like that was going to stop me from getting wet. 😂

First, contemplated a swim. Then decided the rain would do just fine.

Rainy days are apparently still pool days when you’re a golden retriever.

I finally made it to Shelter Island and… I’m not sure I get the hype. 😬

Getting there was surprisingly easy. The ferry from North Haven is right by Sag Harbor, runs continuously and takes less than 5 minutes. $29 round trip for a car + passenger, cash only.

My biggest tip: bring your car. I was expecting a cute, walkable downtown with shops and restaurants, but the island is much more spread out than I realized.

We had lunch at Sunset Beach, which was definitely the highlight. Very cool European vibe, great menu and a beautiful setting. But lunch for 2 with only 1 cocktail? $180.

Would I go back? Yes. Am I in a hurry? Probably not.

The older I get, the more I realize being “good with money” isn’t about never spending it.

I’ve made expensive choices, taken risks, spent way too much on things that mattered to me and learned a few lessons the hard way. But these are the 5 money rules I keep coming back to at 40.

And no, “stop buying coffee” isn’t one of them.

Two years ago, I walked through this house for the first time.

Later that day, I offered $1.5M. A few months later, I closed for $1.72M.

Since then, I’ve slowly been making it mine. The biggest changes so far: transforming the backyard, carving out an office in the primary bedroom, swapping furniture to make the house feel more beachy, and renovating the powder room.

And I’m definitely not done.

Follow along as I keep renovating, renting it out to help cover the costs, and figuring out Hamptons homeownership as I go.
