Let’s clear up a few Nashville real estate misconceptions! 🏡

There’s a lot of real estate advice floating around, and while some of it sounds convincing, it doesn’t always tell the whole story.

Here are a few things worth knowing:

- Online estimates aren’t the whole picture. 🏡 They can be a great starting point, but they don’t necessarily reflect what your home could actually sell for.

- A long inspection report doesn’t mean it’s a bad house. 🔑 Every home has its quirks. The key is knowing which issues matter and which ones don’t.

- The list price is just the beginning. 💰 Pricing a home involves strategy, market conditions, and understanding what buyers are willing to pay.

- There’s no one-size-fits-all approach. Every buyer, seller, and property is different. What works for one situation may not work for another.

What does a real estate agent in Nashville actually do all day?

Apparently, a lot of things that would get some serious side eye in any other career. 😂

At this point, photographing water heaters, knowing strangers’ personal history, and getting emotionally attached to houses I don’t even own all feel completely normal.

Let’s set the record straight 😂

I’ve had a few people ask me lately: “Do you live in Chattanooga or Nashville? Are you a Realtor or do you flip houses? Do you work with renters?”

The answer is… YES. To all of it. Sorry if I’ve confused anybody, LOL! So here’s the official get-to-know-me rundown:

🏡 Am I a Realtor? YES, and it’s my favorite part of real estate. I absolutely LOVE touring homes and listing homes. It keeps me busy and it keeps me working with people, which is the best part. I was honored to be recognized in the top 10% of agents in the SouthEast and as a cover agent for Real Producers Magazine in 2022. (I’ll be honest though, rebuilding in a new city has been the most challenged I’ve ever been, and I’m loving the growth.)

📍 Chattanooga or Nashville? BOTH! I split my time, usually about two weeks a month in each city, and more Nashville when my Chattanooga schedule allows. (And yes, I have agents in both cities who can show on my behalf if I’m not there)

🔑 Rentals? Rental properties have been my thing since I was about 20 years old. I own single-family rentals and I’m a joint partner on commercial buildings. I rent my homes to both families and corporate tenants.

🌲 What else? I’m currently a real estate consultant and small partner on a 400-acre project in Bear Pen, TN. (That’s a task 😵‍💫🫩)

📅 How long? 15 years in real estate, FULL time.

👗 Little-known fact about me: I owned a clothing boutique (MelRose Boutique) in downtown Chattanooga for a few years! (Great experience BUT would never do it again, lol)

Nothing gives me more joy than hosting these wonderful kids before and after the Homecoming dance. ❤️

It brings me so much happiness to see them happy, healthy, laughing, and simply enjoying life together.

I’ve known some of these kids since they were in early elementary school, so watching them grow into the amazing young people they are today is truly special to me. I know the day will come when they’ll all go their separate ways and begin new chapters in their lives, which makes moments like these even more meaningful.

I just hope that, no matter where life takes them, they’ll always remember the laughter, the friendships, the late nights, and simply being together. 🥹🩷 taken in Chattanooga, Tennessee by @mel.e.settles

Happy 9th Birthday to the absolute love of my life, my sweet boy, Taj! 💙🎉

A mother’s love is a love that never ends. It grows deeper with every year, every hug, every milestone, and every moment. No matter how big you get, you will always be my baby, and my heart will always have a special place that belongs only to you.

I am so incredibly blessed to be the mother of three amazing children. Each of you has made my life more beautiful than I ever could have imagined, but Taj… you completed our family in the most perfect way. 💙 Being our only boy makes you extra special, and somehow, you came into my life and completely closed my whole heart.

Happy 9th Birthday, Taj! 🥹💙 You will forever be one of the greatest loves of my life. 🎂🎉🏈

Missing my girl, but loving the pictures and our end-of-the-day phone calls. ❤️

I am so proud of her for being accepted into the Vanderbilt University Medical Program. She has already had the opportunity to learn in a real practice lab, start IVs on training arms, explore ultrasounds, stop blood flow and worked with a robotic medical simulator.

The best part was hearing her say, “Mom, this has been a wonderful experience so far.” Knowing that this experience has strengthened her desire to pursue a career in the medical field makes me even more excited for her future.

Today we celebrate a dad who is always present, always showing up, and always putting his kids first. Thank you for the love, support, guidance, and countless memories you create every day.
