Episode 8 of the Pumpkin Spice Coffee Series! 🎃☕️

This time we stopped by La Coffeeteria PA ! A great spot to grab coffee, breakfast and baked goods. Let’s just say we didn’t leave hungry. 😂

Today we ran it back at La Coffeeteria PA ! When they first opened Salvatore Santelli and I came and enjoyed some great food and coffee. They have expanded their shop and it looked great! ❤️

INTEREST RATES are climbing…..

A client of mine was looking at 5.25% a few months ago versus 7.625% today. Yikes……that changes the ALOT! 🥹

My advice if you’re thinking about buying:

1. Focus on what you can control.
Your budget, credit, savings, and monthly comfort level. Trying to perfectly time the market is a guessing game.

2. Negotiate.
Listings are sitting longer, and price reductions are becoming more common. Depending on the property, there may be room to negotiate the price, closing costs, or a seller paid rate buydown. Have the conversation.

3. Buy what financially makes sense.
Make sure you’re comfortable with the payment TODAY. A future refinance should be a bonus not what you’re depending on to afford the house.

4. Touch base with your lender.
If your numbers are a few months old, get them updated. Know where you stand before you fall in love with a home.

Their pumpkin spiced coffee was amazing, and the pumpkin muffin takes the top spot so far! Grabbed some other treats for my niece too ❤️ She devoured them… and I helped 😂
