A buyer texted me at 8 AM: pull out of the deal.

She'd seen the 7.28% headline. No math run. No call made. One thumb-swipe and months of work nearly dissolved before breakfast.

On a $400K loan, moving from 7.03% to 7.28% is $65 a month. A streaming service and two lunches. That's the number the headline didn't show her, and the number it was my job to say out loud before her fear made the decision for both of us.

Headlines speak in percentages because percentages frighten. Your buyer lives in dollars. The moment a rate story breaks, that translation is the whole job.

And sometimes, not often, but sometimes, the math genuinely doesn't work and the honest answer is "not yet." I've said it. Watched the commission walk out behind them. Said it anyway. That's the move that earns you 20 years of referrals, because people remember the agent who told them the truth when lying would've been easier.

Nearly every buyer who waited for rates to feel perfect is still renting. Run the real number. Say it out loud. Then ask whether this is a generational decision or a Tuesday reaction to a news alert.

The buyer who went quiet at 7% is still looking. They just need a different conversation, not a different rate.

When the Fed headline hits, most agents go silent too. That's not strategy. That's fear wearing a professional face.
