What are smart investors paying attention to in the Nashville market right now?

For Mike Wegzyn, one opportunity starts with something investors can’t afford to overlook: zoning.

The right property may offer potential beyond what’s already sitting on it. Understanding zoning and development possibilities could mean identifying a lot that can be divided and developing two separate homes, turning one acquisition into a very different investment opportunity.

The key is knowing what to look for, doing your due diligence, and working with someone who understands the local market.

In this Agent Spotlight, Mike shares the kind of perspective investors should be considering when evaluating their next move in Nashville.

Development and subdivision potential varies by property and is subject to zoning, permitting, and other applicable requirements.

Moving to Nashville? Don’t start with the house…start with the lifestyle you want.

One of the biggest mistakes I see relocation buyers make is searching “Nashville homes for sale” before understanding how different each part of Middle Tennessee really feels.

Franklin, Brentwood, Green Hills, East Nashville, Belle Meade, West Meade, College Grove and Leiper’s Fork can all offer completely different versions of “Nashville living.”

The right area depends on what matters most to you:

• Walkability vs. privacy
• New construction vs. established neighborhoods
• Downtown access vs. more land
• Luxury amenities vs. small-town charm
• Short commute vs. more space
• City energy vs. quiet country living

If you’re moving to Nashville, I can help you narrow the search before you waste weekends looking at homes in the wrong areas.

Comment NASHVILLE or DM me NASHVILLE and I’ll send you my Nashville + Franklin relocation guide and help you identify the areas that best fit your budget, commute and lifestyle.

Save this for your Nashville home search and send it to someone thinking about moving to Tennessee.

Happy 4th of July 🇺🇸

Today is more than fireworks, cookouts, and flags. It’s a reminder to be grateful for the freedoms we’ve been blessed with, the sacrifices made to protect them, and the responsibility we have to preserve them.

Our founding documents point to something bigger than government — that our rights come from our Creator, not from man.

Patriotism, at its best, is loving your country enough to serve others, pursue what is right, stay united when it’s easier to divide, and keep God at the center of our lives, our families, and our nation.

Grateful for this country. Grateful for freedom. Praying we never take either for granted.

Looking for the best place to watch fireworks in Nashville tomorrow? 🇺🇸🎆

Here are my top picks:

Best overall view: Korean War Veterans Memorial Bridge
Great elevated view of the downtown fireworks without being completely buried in Broadway chaos.

Best full Nashville experience: Lower Broadway / Riverfront Park
Live music, huge crowds, big energy, and the full Fourth of July downtown experience.

Best balanced option: Ascend Amphitheater area
Great sightlines, close to the action, and a little more manageable than being right in the middle of Broadway.

Best family-friendly option: Crockett Park in Brentwood
Food trucks, music, free parking, and a more relaxed suburban setup.

Best low-key daytime option: Franklin on the Fourth
Perfect for a classic small-town Fourth of July feel during the day.

My personal recommendation: go downtown, grab dinner or drinks first, then walk toward the Korean War Veterans Bridge / Ascend / Riverfront area closer to showtime.

It’s going to be hot, so bring water, plan parking early, and don’t forget patience — Nashville on the Fourth is not exactly known for light traffic. 😂

Today’s market may look uncertain at first glance — but opportunity is still everywhere for both buyers and sellers who know how to play it right. Here’s how:

1️⃣ Buy now and gain appreciation.
According to national and local data, home values in Middle Tennessee continue trending upward despite rate fluctuations. Buyers who purchase now can start building equity immediately instead of waiting on perfect conditions that may never come.

2️⃣ Refinance later when rates adjust.
Historically, mortgage rates cycle every 12–24 months. That means today’s buyers can secure their dream home, then refinance down the road as rates settle — locking in lower payments and long-term savings.

3️⃣ Negotiate strategically.
With slightly fewer competing offers, both buyers and sellers have more flexibility at the table. Sellers can position their homes more competitively, while buyers can negotiate favorable terms — from closing costs to upgrades.

In this kind of market, strategy, data, and representation matter more than ever. Having a knowledgeable professional in your corner can be the difference between a good deal and a great one. Let our team help you next!
