In Bali, the part of the hotel I remember is not the room. It is the walk to it.

A stone gate you have to step through. A path of uneven hexagons, shaded, never straight, so the room arrives instead of appearing. A carved guardian by the door, painted by hand and faded by rain.

Nothing on that path is expensive. Stone, shade, a turn, the sound of water somewhere you cannot see. It is the cheapest part of the hotel and the part I would pay for again.

Then I come home and walk into Romanian hotels through a car park, a sliding door and a lobby that looks like a bank branch. We spend on the room and forget the arrival.

Our spa towns knew better. Herculane, Govora, Slănic were parks with rooms in them. The promenade was the treatment before the treatment.

The room is where you sleep. The path is where you arrive.

Bucharest will add more than 1,500 hotel rooms by 2028. The one I am waiting for is 87 years old.

Hotel Ambasador, Magheru. Twelve floors of Art Deco by Arghir Culina, opened on 4 May 1939, between the Patria cinema and the Ciclop building. The architect was also one of its owners, and it shows. It still looks like someone loved it.

It is closed now. The Julius Meinl family bought it, promised more than €30 million, and plans to reopen it in 2027 as The Julius Bucharest.

The new Cushman & Wakefield Echinox numbers explain the timing. Bucharest hotel revenue grew 5% in the first half of 2026. Average rates are almost 28% above 2019, while occupancy is still two points below. The city is not filling more beds. It is charging more for the right ones.

That is the case for heritage in one line. New rooms compete on price. Old rooms with a story compete on rate.

Magheru gets one of its lights back.

The most expensive four metres in your restaurant are the ones between the kitchen door and the first table.

Owners count rent per square metre. Almost nobody counts wages per metre walked.

Take a 140 square metre room in Bucharest with the pass tucked at the back of the kitchen corridor, four metres further from the tables than it needs to be. Every trip is eight metres longer, there and back. Say a busy waiter makes 300 trips a shift. That is 2.4 extra kilometres a day, per waiter, carrying plates.

With a tray in your hands, 2.4 km is about 40 minutes. Three waiters, 26 working days: 52 hours a month. At roughly €7 an hour all in, that is about €360 a month. More than €4,300 a year, paid for walking.

The fix costs nothing if it is drawn early. Bring the pass to the edge of the dining room. Put a service station in the middle of the room for water, cutlery and bread. Seat the busiest tables closest to the kitchen, not furthest.

În ultimii ani, meseria de arhitect a evoluat odată cu tehnologia, piața muncii și felul în care funcționează mediul construit. Inteligența artificială schimbă procesele de lucru, antreprenoriatul vine cu noi provocări, iar valoarea serviciilor de arhitectură și competențele necesare pentru a susține o practică profesională devin subiecte tot mai importante.

Aceste teme au fost discutate la UAUIM, alături de Dr. Arh. Sergiu Petrea, președintele OAR București, Arh. Sebastian Săvescu, președintele OAR Iași, Dr. Arh. Dragomir Drăgan, președintele OAR Timiș, avand ca moderatori pe Armina Popeanu și Sebastiam Mîndroiu, într-un dialog deschis și participativ despre transformările profesiei și provocările cu care se confruntă arhitecții astăzi.

Clădiri adormite, ep. 1: Hotel Bristol, Brăila. @bybuzoianu named it first.

In August I asked which building you mourn. You kept answering for weeks: a hotel on Piața Rosetti (@pinkasarp), an Art Deco bank in Sibiu (@sei.oo8), a bath pavilion in Govora (@raluca_ms), the old railway station in Timișoara (@mark.higgie). This series starts with your list, one building at a time.

Brăila, 1892. A merchant named H. Hirschhorn hires the architect Paul M. Mihail for a fashion house in the centre. It becomes the Bristol: luxury shops and money changers on the ground floor, grain traders and shipowners at the tables upstairs, furniture brought from Germany. The great grain port of the Danube needed a salon, and this was it.

It was built on filled ground. The walls cracked almost from the start and the facade had to be redone soon after opening. In 1950 it was nationalised and renamed Pescăruș. After 1990, a lawsuit between the heirs and the company that took it over from the state ran for more than fifteen years. In 2016 the court decided: the heirs get money, the building stays with Unita Turism.

By then the ornaments were falling into the street. Today a local civic group runs a project called Descoperă Hotel Bristol, looking for anyone willing to help.

Fifteen years of lawyers. Not one year of roofers.

Cazinoul din Băile Herculane încă stă în picioare. Nu pentru că cineva a decis să îl salveze, ci pentru că nimeni nu a decis nimic.

Un oraș de apă caldă, la care veneau cândva împărați și artiști, și o clădire cu fereastra luminată doar de lună. Iar noi spunem că „nu sunt bani”.

Contrar: nu banii lipsesc. Lipsește un singur om care să semneze.

START HERE. If you are new, this is what this account is about, in six slides.

I write about the rooms where people eat, sleep, heal and gather. Mostly in Romania, always from the inside.

Five ideas I keep coming back to:

1. Romania's sleeping buildings are its best hotels that have not opened yet.
2. Design for the guest over sixty, and every guest wins.
3. Sound, light and smell are materials. Most budgets treat them as leftovers.
4. Taste is a decision, not a budget.
5. Every design choice is a line in someone's P&L.
