My cold medicine:

1️⃣ Raw local honey (straight from the beekeeper so never heated, unlike store-bought honey)

2️⃣ Homemade elderberry syrup

3️⃣ Oscillococcinum

4️⃣ Plenty of water

This mix included frozen organic strawberries and blueberries, banana, raw beet, lion’s mane powder, MCT oil (“Brain Octane”), collagen protein, whey protein, prebiotics and probiotics, zinc, vitamin C, raw honey, a raw egg from our chickens, etc. At other times I might include raw oats, chia seeds, frozen raspberries, frozen pineapple, yogurt, etc. by @mitchlender

Eye opening. That’s what this little exercise has been. Exposing what might be sabotaging success in regard to the things I want to value most. Perhaps give it a try yourself. And, FWIW, the examples are just examples, meaning some of them aren’t things I discovered about me.

What if rates drop after your mortgage lender has already locked in your rate? Do you have any opportunities? You do. The first one is seldom available, as it requires a dramatic decline. The second one is available if you have time, but can become a nightmare. And the third one is pretty risky, and is also only available if you have much time. Need insight on your situation? Retired people often think they can’t qualify for much of a mortgage, and thus can’t relocate, can’t downsize, can’t refinance, can’t buy an additional home, can’t buy before they sell, etc.

They suspect that the smallness of their fixed income, and/or the nature and source of it, isn’t useful for qualifying for a new mortgage.

What they don’t hear much from us is that we can use their assets to qualify them for much more than we’d otherwise be able to if only counting their current income.

The thought of becoming a homeowner, and no longer a renter, can be so daunting because of the need to commit to a big mortgage payment. It doesn’t need to be that way though. There’s an amazing, easy tool, available to all, called a 2-1 buydown, that helps people ease into their new mortgage over the course of a couple of years. Just because you have the opportunity for a VA loan, should you take it? Is it the best option for you overall? Perhaps not if you’re going to make a sizable down payment, if you’re hoping to recast, if you’re not exempt from the funding fee, etc. Don’t get me wrong. It’s one of the best loan programs. But sometimes we should be helping you consider all the tradeoffs of a conventional loan. If you or your client need help weighing loan options like this, I’m eager to help.

Feeling like your rental property’s equity is trapped, only accessible by selling, because your DTI is too high? You actually have some great other options, especially a DSCR cash-out refinance.

As you may know, with DSCR we look at the property’s ability to pay the bill, rather than your entire situation, your income streams, all your debts, etc. And we can apply this approach for a refinance, not just for a new purchase.

As a sidebar, unlike most others, at Movement our DSCR programs don’t have prepayment penalties, don’t exclude rural properties, don’t disallow STR income, don’t disallow gift funds, don’t require all members of your LLC to be on the loan, etc.

Regarding some other cash-out approaches that you might qualify for, we can qualify you based on your financial assets if you have a bunch, or your bank statements if you’re self-employed. And if your DTI turns out to not be too terrible, we can even offer you a fixed second position loan.
