Throughout this journey, I truly felt Your presence.

Even after stepping out of the exam room, I felt a quiet assurance and peace—knowing I did my best and entrusted everything to Your will, even though the exam itself was humbling.

Grateful to the taxpayers and the Local Government of Lapu Lapu City, as well as to the University of Cebu founder Augusto W. Go, for recognizing this achievement.

I am truly humbled to receive a ₱200,000 cash award in recognition of topping two professional board examinations — 4th Place in the Real Estate Broker’s and 5th Place in Real Estate Appraiser’s Licensure Exam.

Earlier this year, I had to step away from work for a period of time to fully focus on preparing for the board examinations — an intentional sacrifice that came with uncertainty, but one that ultimately proved to be worth it.

It was eight years ago when I first stepped into real estate.

But after working with more than a hundred of my clients, the more I realized that property was never just about land, buildings, or contracts.

It was about trust.

What looked like a reservation fee on paper was often years of sacrifice in another language.

My clients work 9 to 5.
Some run a small business.
Others have gone overseas, trading distance and time for the chance to own something they can call their own.

But this industry can be difficult at times.
Promises are sometimes made too easily. Accountability arrives too late. I learned that knowledge is not a luxury.

It is a responsibility.

We do not close our eyes to injustice—when promises of developments fall short, and clients are left carrying the weight of what was never delivered.

Those experiences pushed me to learn more, ask better questions, and become better.

Not for a title.

Not for the letters after my name.

But for the people who trusted me to guide them.

Today, as I take my oath as a Real Estate Broker, I do so with deep gratitude for the journey — and the people who shaped it.

This is not a finish line.

It is a promise.

A promise to continue learning. To serve with integrity. To protect where I can, guide where I am needed, and remember that every transaction carries a human story behind it.
