Look closely at the whiteboard behind Dan. He is asking a room full of parents to leave a note of encouragement for his seventh graders. 🥹

Then he turned around and wrote one for me.

When we started asking the educators we have worked with to share their experience, I had no idea what anyone would say. Dan’s came back and I read it over and over again.

Here is what I will say about Dan: he is the kind of teacher who builds an entire back to school night around other people feeling seen, but most of all his students feel seen, heard and respected each and every day within his classroom. He opens worlds of possibilities with his ELA curriculum!

Getting to help him find his home is still one of my favorite things I have been part of.

Dan, thank you. I am keeping this one. 🏡 Can’t wait to celebrate you & Mark soon!

Congratulations, Katie!🎉

Helping someone find their first home is one of the greatest privileges of my job, and this one is especially close to my heart. From our very first conversation this summer, my fellow Haddonfield teacher knew exactly what she wanted in her first home : a place that felt like hers and fit the life she has so beautifully built. Today, she is officially a homeowner! 🏡

If you know Katie, you know her days belong to a classroom full of second graders she cherishes and adores, while her evenings belong to the swimmers she dedicates so much time to developing. Somehow, in between all of that, she found the time to tour homes, ask great questions, and keep her search moving. Throughout the summer and early fall, we looked at single family homes and a few condos across South Jersey, and her wish list was clear: close to her school, close to her family, and close to the pools that fill so much of her week. 🏊‍♀️🥇

When the right home came along, she was prepared, organized, and ready to move, and she went for it! Swapping pool stories from the past and coaching stories from the present made this experience so much fun for both of us, and I feel lucky that it turned a colleague into a friend. Katie gives so much of herself to others, she deserves a relaxing, rejuvenating, special place that is all her own.

I am so grateful she trusted me and The Colleen Hadden Group with this journey. I can’t wait to have drinks together on the balcony, surrounded by her amazing family, friends, fellow teachers, and of course, her coaching crew.

We recently asked the educators we have had the joy of working with over the years to share what the experience was like. Shannon’s words were the loveliest surprise. 🥹

Buying in a competitive market is no small feat. Buying in the one town you have your heart set on, after losing the home you thought was the one, takes a whole different kind of patience. Shannon and her family had it.

They knew exactly what they wanted: roots in the town where they once taught, close enough that their kids could walk to school. When that first house slipped away, we went right back to work, and the home they ended up in never even hit the market. The best house, in the best location, in a town they still call home today.

Shannon, thank you for these words. We will be holding onto them for a long time. ❤️🏡

Eight fall festivals. Four Saturdays. One very good October.

South Jersey does fall better than just about anywhere, and this year the calendar is stacked. Here is how the next four weekends actually shake out, because several of these land on the same day and you will want a plan.

📍 Saturday, October 3 Haddonfield Fall Festival on Kings Highway, 10 to 4, and the Collingswood Book Festival on Haddon Avenue. Two of the best downtowns in Camden County on the same day, and they are close enough together to do both.

📍 Saturday and Sunday, October 10 and 11 Autumn in Moorestown takes over Main Street on Saturday. Mullica Hill runs both days, its 54th year of antiquing and small town charm.

📍 Saturday and Sunday, October 17 and 18 The Chatsworth Cranberry Festival out in the Pinelands, the iconic one, worth the drive. Then the Cherry Hill Harvest Festival at Croft Farm on Sunday with pumpkin picking, a petting zoo, and live music.

📍 Saturday, October 24 Haddon Heights Fall Festival on Station Avenue, plus Autumn Lands at Historic Smithville Park in Eastampton with apple pressing, wagon rides, and a Victorian lantern show.

Some clients come to you through the market while others come through family. 🏡✨

When my aunt connected me with this incredible couple, I knew right away that helping them find their next home was going to be something special. They were relocating to South Jersey to be closer to their son, and while the original plan was to take their time and rent for a year, we were having trouble finding what we were looking for.

When a home in the highly sought after Gatherings at East Greenwich came on the market, we knew we could not let it pass us by. Bob and I scheduled a showing and the home checked every single box. An updated and large kitchen, a spacious basement ready to house a lifetime of treasured tools and holiday decorations, and a breathtaking back sunroom that truly was the heart of the home. With oversized sliding doors opening to lush wooded views, it felt like your own private retreat right outside your door. Not to mention the amazing amenities the community has to offer its homeowners. The sellers were kind enough to show us the pool, tennis courts, community center and gym…Bob was in love! 🌿☀️

Navigating a home sale in North Jersey while simultaneously purchasing another in South Jersey is no small feat, but this couple handled every twist and turn with grace, patience, and even a few laughs along the way. 😄❤️

In the end, we found the absolute perfect home for two of the most devoted and wonderful parents I have ever had the pleasure of working with. This is their next chapter, and it is sure to be a beautiful one.

🎉 Congratulations to Erika and Andrew and welcome (back) to South Jersey!!

✨ This one feels completely full circle. I met them almost six years ago when Andrew called to sell his first home in Oaklyn. Erika had found me on Instagram and told him to call. I was just starting out and they handed me their complete trust anyway, which is not a small thing to give someone who is new at this. That sale ended in a bidding war, his investment paid off exactly the way he had hoped, and they headed off to King of Prussia.

🩷 One of the things I genuinely love about social media is that you get to keep following people through the big moments, even after they move away. We stayed in touch that whole time, and when they reached out a few months ago wanting to come back to South Jersey, I could not have been more excited.

🏡 I connected them with one of my favorites in KOP, shout out Megan Reiss @megreissrealestate, and then we started here with a town tour from Cherry Hill to Medford, with the best little trooper along for the whole thing. Andrew wanted privacy and something wooded. Erika wanted the neighborhood feel. But, we kept coming back to Barclay Farms for the walkability and how tight knit it is.

🔑 Then a Compass Coming Soon popped up, they fell in love, and we wrote a flexible offer with a leaseback the sellers wanted. Their King of Prussia home hit the market right after and got multiple offers, with everything timed to give them room to move.

🫶🏻 The stars truly aligned on this one. Thank you both for your trust from day one, and welcome back to South Jersey!
