Nobody talks about it. Buyers always notice it.
The laundry room.

A clean, organized laundry room, even a small one, signals “this home has been cared for.” A cluttered, dingy one with a dated utility sink and visible cleaning products crammed onto a shelf says the opposite. And buyers carry that feeling into every other room they see after it.

You don’t need a renovation. Wipe down the machines, paint the walls a fresh white or light gray, add a shelf, hang a rod, and make it functional and clean. It takes a weekend and costs almost nothing.

The rooms nobody thinks to stage are often the ones that quietly make or break the showing.

Most buyers don’t realize their pre-approval has an expiration date—until they’ve already found the home they love.

Many pre-approval letters are valid for around 90 days, and keeping track of that timeline is an important part of the home-buying process.

Before you start seriously touring homes, check the date on your letter. If you’re getting close to expiration (around the 30-day mark), reach out to your lender and have it updated. It’s usually a simple process, but it can make a big difference when it’s time to submit an offer.

An expired pre-approval can create unnecessary questions for a seller and may make your offer feel less secure—right when you need confidence on your side.

That myth tends to keep a lot of buyers renting longer than they need to.

The reality? There are loan options with much lower down payments:
✨ FHA — as low as 3.5% ✨ Conventional — as low as 3% ✨ USDA — 0% down for eligible buyers ✨ VA — 0% down for qualifying veterans

A lower down payment may mean mortgage insurance, but you’re also building equity and potentially growing your net worth instead of paying rent with no ownership stake.
20% down isn’t the goal. The goal is finding the right home with a payment that fits your plan.
