The 2nd Annual Mardi Gras in Memphis was a major success.Seeing Main Street and Beale Street shut down for the parade and watching thousands of people come together to celebrate was a proud moment for our team and for Fat Tuesday Memphis.What started as a vision continues to grow into a tradition that brings energy, culture, and people together in the heart of the city.Memphis showed up. Families came out. Visitors came out. Businesses benefited. I got my start in real estate back in the early 2000s, flipping homes when the market was booming and opportunities seemed endless.Then the market crashed.A lot of people got out of the game. A lot of businesses disappeared. But I’ve always believed that real entrepreneurs don’t just survive change—they adapt to it.So I pivoted.I moved into the tax industry and focused on building something that could scale. Most people only see the final result.They don’t see the months of setbacks, failed negotiations, and deals that never made it across the finish line.The original plan was simple: lease a space and get to work.But every opportunity came with another problem. One location after another fell through. Instead of forcing a bad deal, we stayed patient and kept looking.We had to make a different move.Rather than leasing a space, we bought one.What looked like obstacle after obstacle was really pushing us toward ownership.There’s a lesson in that.Not every closed door is a setback. I was 200k short on a 1.2 million dollar deal. Here’s how I closed it anyway.The Fat Tuesday property was listed at 1.2 million dollars. I secured 750k from the bank, put 250k of my own money in, but I still had a 200k gap standing between me and closing the deal.Instead of walking away, I went back to the seller and asked them to seller finance that last 200k at 7 percent over 12 months. They still get their money and their return. I get to close without wiping out my reserves. Everybody wins.That’s the power of creative deal structuring. Bank financing, personal capital, and seller participation all working together. When you know how to layer these three, you can buy assets that look out of reach at first glance.Most people see a gap in a deal and think it’s over. Someone out there needs to hear what only you can say.Years ago I made a video in my old house, before Atlanta, before the business, before any of this. I was just speaking from the heart about taking leaps and betting on yourself. No big following. No guarantees. Just a message I felt like someone needed to hear.To this day people still watch it. Still share it. Still send me messages telling me it changed something in them. And the wild part? I had no idea any of that was happening while it was happening.That’s the thing about putting yourself out there. You rarely get to see the full ripple effect of your words in real time. Most of the people you impact the most will never say a word to you. They’re just quietly watching, taking notes, finding the strength to keep going because you showed up.So stop waiting until you feel ready. Stop talking yourself out of posting. When I first learned about hard money lending, it completely changed how I looked at real estate investing.Most people think you need perfect credit to get into real estate. The asset is the collateral.
