Homes are taking longer to sell. Single-family homes are averaging 52 days to contract, and condos are closer to 85.

The listings that move tend to get four things right:

Here’s the real story behind one of my investor deals.

We bought this apartment using a 1031 exchange, allowing the investor to defer capital gains taxes by reinvesting proceeds from another investment property.

Now we’re doing a cost segregation study to identify parts of the property that can be depreciated faster, potentially creating significant tax deductions in the early years.

It’s not just about buying the right property. It’s about structuring the investment the right way.

Say you buy an apartment for $1 million. Normally, the building portion might be depreciated over 27.5 years, creating roughly $36,000 of depreciation per year.

With cost segregation, certain components like flooring, cabinetry, lighting, and other qualifying assets may be depreciated over much shorter periods. That can potentially create much larger deductions in the early years, reducing taxable income sooner.

So the simple takeaway is: same property, but you may be able to capture the tax deductions faster instead of waiting decades
