“Just checking in” gives your client another message. What does it help them do?

Make your next follow-up useful:

• Reference something specific. Mention the unit they toured, a feature they liked, or a question they asked.

• Bring an answer or an update. Verify availability and details before presenting them as confirmed.

• Offer one clear next step. Ask whether they want application information, another tour, or a revised search.

• Make the question easy to answer. “Was the layout or the location the bigger concern?” gives the conversation direction.

• Record what happens next. Note the client’s feedback and agreed follow-up time so they don’t have to repeat themselves.

Example after a tour:
“You mentioned the bedroom felt small. Would you like me to check the dimensions, or should we focus on options with more bedroom space?”

What’s your plan for the day? you don’t feel like following your plan?

Give your goal a routine you can actually repeat:

• Pick one clear action. “Get organized” is vague. “Spend 10 minutes comparing my housing options” gives you somewhere to start.

• Attach it to something you already do. After Sunday breakfast, review the week ahead.

• Create a smaller version for busy days. If you can’t do 30 minutes, decide what you can accomplish in five.

• Track what you completed. Make your progress visible with a simple checklist.

• If you miss a day, choose your next opportunity to restart. You don’t have to wait until Monday.

Try this:
“After ______, I will spend ______ minutes doing ______.”

Everyone loves the apartment during the tour—but would you love living there on a Monday morning? 👀

Before your next showing, use this checklist:

• Separate MUST-HAVES from preferences. “Laundry in the building” and “laundry inside my unit” are two different requirements. Be specific.

• Check your actual commute. Look at the trip during the hours you normally travel—not just the distance on the map.

• Ask what costs extra. Confirm parking, utilities, pet charges, and any required recurring fees so you can compare the full monthly cost.

• Bring your furniture measurements. Check the room layout, doorways, and where your bed or desk would actually fit.

• Keep a quick scorecard after each tour: what worked, what didn’t, and what still needs an answer. Photos alone won’t remind you how the place felt.

Try this before touring: write down three must-haves and one thing you’re willing to compromise on.

Today marks a new beginning ! The launch of a whole new chapter in my life. Today, I officially became a residential leasing agent.
