WHEN YOU HAVE TO MOVE QUICK OR LOSE "THE ONE" - True Story of Home Shopping in New Orleans 🌟 We are Under Contract 🌟 - HOME GOALS in process!

The video captures the full story, but for those who prefer to read it, here's the summary.

One of my 2023 clients connected me with her friend who was shopping in early 2025. Yes. That's when the story begins. We viewed a few homes but Life did Life things and she needed to press pause.

We kept in touch and in Fall 2026, she said, "It's time!"

We looked at about 5 houses and none were "quite right." UNTIL YESTERDAY!!!

She said, "This is the one!" It was Love at First Sight.

🌟 Under Contract 🌟 - Up next we schedule inspections and navigate the lending process! The lender he chose is the amazing @mrshomeloans - Jacqueline Singleton

👏 Here is how this journey to real estate investment went down:

My Client said he wanted an investment property that provided $800 or more in profit per month. So I said Bet. I got you.

I curated a list that would give him that profit per month.

His first offer was countered so he moved on to his second choice and BOOM!!! 🎉 Offer was accepted.

🎉 How did I curate this list?
I checked the mortgage scenarios. Applied the real tax cost per the assessor's site and the current insurance rates most folks are getting in the area.

These mortgage scenarios are only estimates BUT they give you a starting budget to make an INFORMED DECISION before you make an offer.

My aim is always to pay attention to each client's unique goals and keeping them informed about opportunity that suits them specifically. This is another example of that priority in my business model.

🎉SOLD🎉 - Congratulations to my clients!!! They are working the steps of a Real Estate Plan that we created together..

They explained their income goal.from investment property AND the timeline they want to teach that goal..

This property was chosen because it fit their plan - priced under appraisal, fast equity potential AND fully occupied by great tenants.

The plan is to roll the first 6 months of profit into carefully planned updates..

AND THEYRE NOT IN THIS ALONE - I provided proposals from contractors, created their leases and I will be there to answer questions as they take each step.
