I love when my husband shows me things he sees on the internet📱

Earlier today he showed me this headline - mortgage applications at their lowest since 1995, per the Mortgage Bankers Association - and asked:

"Does this mean it's turning into a buyer's market?" 👀

I loved the question, because it let me share what I know 👇

🏠 Historically, a balanced market means 10,000-15,000 active homes. Columbus? We're flirting with 6,000-7,000. Month after month.

Why? In my opinion, it goes back to 2021 - when so many people refinanced or bought and locked in at 2-3%.

Buyer demand is still growing, and prices are still climbing (just at a more modest pace) - with rates higher.

So do I think it's going to be a buyer's market? Not quite.

But here's what I DO see: buyer's leverage 💪

✨ Seller concessions - ask up to 3%, sometimes more depending on your down payment
✨ Sellers covering more closing costs right now (it's off-season, and rates are high)
✨ Come March - more buyers, same shortage

And timing matters ⏰ October through January is slow season, but people still have houses to sell. Come February, everyone's gearing up for March and the busy months.

So if right now feels like a good opportunity… this is as close to a buyer's market as Columbus gets 🤍

🍂 Let's get your home FALL ready!

First-time buyers — this one's for you. Seven easy things to tackle before winter shows up:

🔥 Show your furnace some love — swap the filter, book a tune-up, flip ceiling fans to clockwise on low.

🚿 Flush your water heater — drain the sediment, keep it at 120°F, test the relief valve.

🔋 Know your sump pump — pour water in the pit to make sure it kicks on, and consider a battery backup for storm outages.

🏠 Look up! Clear gutters & downspouts, check shingles, trim branches over the roof. (This one requires a ladder, so please be careful!)

🚰 Winterize the outside — disconnect & drain hoses, shut off outdoor faucets, seal driveway cracks.

🛋️ Cozy + safe inside — test smoke & CO detectors, weatherstrip drafts, get the fireplace checked.

💧 Know your shutoffs — find & label your main water valve now. Seconds matter if a pipe bursts.

A little prep now beats a very cold (and expensive) surprise later 🤍

FOUR BUYERS. FOUR MINDSETS. ONE MARKET 📉

The Cash Buyer

The 6.5% buyer, updated: 6.5% sounds better now — rates are about 7.3%, the highest since 2023. But even at today's rate, the payment can still work. Move with confidence, not fear.

The 3% crew is holding tight (fair enough — especially now). But this could keep inventory tight for everyone else, which could possibly result in a competitive start to 2027.

And builders are throwing incentives at buyers heading into year-end — take your Realtor on that first visit.

While rates change, my advice won't: if the payment works, it's the right time. If it feels out of reach, we'll bring it within reach. Never with pressure, only with guidance.
