The Lathrop Senior Center organized an incredible event — and we were truly honored to be part of it!

The Lathrop Senior Resource Fair is more than just an event; it’s a powerful reminder of what community truly looks like. Our team came together to serve, support, and connect with seniors from all across the city. Listening to their stories, answering questions, offering guidance, and making sure every person felt seen was the heart of our day.

With 32 vendors gathered in one place and strong support from both the City of Lathrop and the Lathrop Senior Center, this fair has become a meaningful tradition for San Joaquin County.

A heartfelt thank you to the Lathrop Senior Center and the City of Lathrop for bringing this event to life. And a special thank you to every partner, vendor, and volunteer who helped make the day a success — and an even bigger thank you to the seniors who inspire us year after year. ❤️

Why do so many buyers overlook FHA 203(k) financing? 🤔

One reason is that renovation financing can feel more complicated when the team involved does not have experience with the process.

With a traditional purchase, the focus is largely on the property’s current condition. With FHA 203(k), the transaction also considers what the property is expected to become after the planned improvements are completed.

That difference can cause some buyers to automatically pass on homes that need repairs or renovation.

But that can also create opportunity.

Move-in-ready homes often attract more competition, while properties needing improvements may receive less attention. For buyers who understand the FHA 203(k) process and have the right team in place, those properties may be worth a closer look.

If a property has also been sitting on the market longer with fewer offers, there may be opportunities to discuss price or seller credits depending on the property, seller, and overall circumstances.

The goal is not to assume every property needing repairs is a good opportunity.
