TIP: In order to complete a lease in this market, be prepared to pay the first last month and security deposit in actual cash or during bank hours via bank wire or cashiers check. First rental applicant to put down the cash wins.

TIP: Negotiate a lease term that does NOT renew on the anniversary month of the fire because there will be an annual spike in demand every January due to all the customary annual lease terms. For example, I got my parents a 15-month initial term.

TIP: VRBO daily rental owners are flipping to monthly long term leases. Search VRBO and inquire with owners for an 18-month lease. Many kind hearted VRBO owners are helping (and they’re getting premium rents).

I found a rental for my parents yesterday. I want to help the next elderly couple. My parents could never have navigated the online listings and roadshows and digital documents without me. If anyone has parents in the Palisades that need my help finding them a place to live please make an introduction and I will do my best to help them.

WARNING: Do not use 911 Housing Solutions (or be prepared) because they setup two leases, with themselves in the middle between the owner and renter, and then secretly add $2k/month (20% premium) to the rent. They almost scammed my parents.
