There are some moments in real estate that never get old.

Handing over the keys to someone’s very first home is always one of them.

Congratulations, Aleza! 🏡✨

It’s been such a privilege to walk alongside you as you close one chapter of your life and begin another. Leaving military service behind and stepping into homeownership is such an exciting milestone, and I’m incredibly grateful you trusted me to help guide you through it.

Buying your first home can feel overwhelming, especially with so many moving pieces, but moments like these are exactly why I love what I do. Every client has a different story, different goals, and a different path. My role is to help create a strategy that supports those goals so you can move forward with confidence.

A heartfelt thank you to my former coworker and friend for the referral. There is no greater compliment than being trusted with someone you care about.

Aleza, thank you for your service to our country, and thank you for trusting me with one of life’s biggest milestones. I can’t wait to see all the memories you and Blue create in your new home.

Welcome to your homeowner era. ❤️🐾🔑 taken in San Diego, California by @msiapno

Here’s something I’ve been noticing more and more lately…

Parents are making a move right alongside their kids when they head off to college.

And in San Diego, there’s a strategy that not many people talk about.

If your child is attending SDSU, you don’t necessarily have to rely on dorms or nearby rentals. SDSU is considered a commuter-friendly campus, which opens up more flexible living options.

Areas south of the 56, including Rancho Peñasquitos, Mira Mesa, and Sorrento Mesa, can offer more space, more value, and a different kind of lifestyle while still keeping that commute manageable.

For some families, this becomes an opportunity to invest in a starter home, create stability, and think long-term while their child is in school.

Every family approaches this season differently, but having a plan can make all the difference.

If your child is moving to San Diego for college and you’re considering making a move as well, I’m happy to help you think through what that could look like. taken in San Diego by @msiapno

One of the things Travis and Nimrita kept saying throughout this process was how calm everything felt.

Buying and selling at the same time can feel overwhelming, especially when timelines need to line up perfectly, and there are so many moving pieces involved. But from the beginning, we focused on clarity, preparation, and really understanding what mattered most to them.

They gave me a list of the things they truly wanted in their next home, and every step after that became about helping them stay focused on that vision.

One of the sweetest things they shared was that I never showed them homes that didn’t align with what they were looking for. That intentionality matters to me because home searching is not just about seeing houses; it’s about protecting people’s time, energy, and peace through the process.

We were able to coordinate both the sale of their home and the purchase of their next one within 60 days, while also negotiating details they didn’t even realize were possible, like rent-backs and timing strategies that helped make the transition smoother for their family.

So grateful for clients like Travis and Nimrita and for the trust they placed in me during such an important season of life, hearing them say the process felt stress-free means more to me than anything.

And I have to admit… “There’s something about Mary” might be my favorite testimonial line ever 😂🤍

If you’re thinking about buying or selling in North Inland San Diego and want to approach it with a clear strategy, you can call or text me directly at 619-988-7273. I’m always happy to help.

Every year, my siblings and I each find our own way to remember our brother Chris. Different photos, different words, but always the same love.

This year, I put together a slideshow of memories, from his childhood through all the years we’ve carried him with us. So many moments, so much love, and a lifetime of missing him.

In 2011, on the 7th anniversary of his passing, my siblings, some of our spouses, and I ran the Long Beach Half Marathon with 143 CHRIS on our bibs. I’ll never forget that day.

And of course, our family still honors him with his favorite Chick-fil-A meal. It’s the little traditions that keep him close.

Some days the memories make us smile. Other days, they still bring tears.

Forever our brother. Forever loved. ❤️

143, Chris. Always. by @msiapno

A few quick Rancho Peñasquitos updates for the weekend 👇

Our Wildfire Safety Forum welcomed about 75 residents, and moving indoors gave everyone a much-needed break from the heat while still making space for great conversations around wildfire preparedness, home hardening, and Zone Zero.

So far, 5 homeowners have applied for the Zone Zero grant program, which means there are still 13 grants available. Applications are due October 30.

If you want the application, comment “APPLICATION” below and I’ll send it to you.

Also happening around PQ this weekend:
• Hilltop Halloween Carnival & Movie on Saturday
• Trunk or Treat at Peñasquitos Lutheran on Sunday from 3–5 PM
• PQ Farmers Market Friday from 4–7 PM

And yes, if you noticed the I ❤️ PQ hat, stay tuned. Our Town Council community merchandise and fundraising site is coming soon.

Lots happening around the neighborhood, and I’ll keep sharing what’s worth knowing.

A morning of meaningful conversations, fresh perspectives, and growth!

Our SheLeads Book Club gathering was a wonderful reminder that small, consistent habits can lead to big changes. We enjoyed connecting, sharing insights from Atomic Habits, and learning from one another as women in real estate.
Thank you to everyone who joined us and made this gathering special. Here’s to growing together, one habit at a time!

Birthday celebrations are still going strong, and I can’t think of a better way to celebrate 50 than a Bruno Mars concert at SoFi Stadium.

What a night.

He is such an incredible performer, and we danced, sang, laughed, and had the best time together. Getting to experience something that fun with my family made it even more special.

And because it was LA, of course the night didn’t end when the concert did. The street food afterward was absolutely part of the experience and honestly one of the highlights.

Between my birthday party, this concert, and all the little celebrations in between, I’ve felt so much love from my family and friends.

More than anything, I’m just grateful for the memories we’re creating together.

50 is already giving me exactly what I hoped for: more fun, more music, more dancing, more spontaneous moments, and more time with the people I love.

I think I could get used to this whole birthday-month thing. taken in SoFi Stadium by @msiapno

October is Filipino American History Month, and I’m celebrating by highlighting some of the Filipino-owned businesses that help make San Diego feel like home. 🇵🇭❤️

First up is Kalei’s Kitchenette right here in Rancho Peñasquitos.

Chef Andy and Khara have created a Filipino-owned, family-run restaurant bringing Hawaiian flavors and plenty of aloha to our neighborhood. But what I love about places like this is that they become about so much more than the food.

It’s family. Culture. Community. And having those local spots where people know your name and you already know what you’re ordering before you walk through the door.

For me, it’s the garlic chicken and Kalua pork combo plate. And because I was thinking about Ed at home, I couldn’t leave without bringing him a loco moco.

This is only the beginning. Throughout Filipino American History Month, I’ll be sharing more Filipino-owned businesses around San Diego that I love and want you to know about.

Now I need your help: What Filipino-owned San Diego business should I visit next? Tag them in the comments so I can add them to my list. 🇵🇭👇 taken in San Diego California by @msiapno

50 feels less like a finish line and more like a starting point.

And if there’s one thing I know walking into this next season, it’s that I’m not interested in playing it safe.
I’m going all in.

On the work I’ve been building.
On the ideas I’ve been sitting on.
On being more visible.
On using my voice.

On saying yes to the opportunities that scare me a little.
On stepping into the spotlight instead of automatically standing behind it.

I’ve spent a lot of years being the person behind the scenes, making things happen, supporting the people around me, and doing the work quietly.

I’m still that person.
I’m just not hiding her anymore.

I really believe things happen when they’re supposed to. The experiences, the detours, the things that didn’t work out, the seasons that stretched me, all of it brought me here with a little more clarity about what I want and a lot more willingness to go after it.

So I’m walking into 50 excited about what’s ahead.
More courage. More fun. Bigger ideas. A little less overthinking.

The second half of life deserves more than playing it safe.
Let’s see what happens when I go all in. taken in San Diego, California by @msiapno

At this point, we’re calling in a little extra help for the Padres tonight. 🙏⚾️

October baseball will test your nerves, your loyalty and apparently your willingness to try just about anything for a win.

The Padres are back home tonight for Game 3 against the Brewers at 6:30 PM, so grab the crew, wear the gear and come watch it with a room full of San Diego fans who are just as invested as you are.

Cold beer on tap, plenty of great food, TVs and projectors on, and all the postseason energy at Pitchers.

Come for the game. Stay for the food.

Despite the heat, our Rancho Peñasquitos community showed up this weekend for the Wildfire Safety Forum, and it was such a meaningful day of learning, connecting, and preparing together.

It was great to see so many neighbors come out to ask questions, learn more about wildfire prevention and Zone Zero, and connect directly with the organizations and professionals helping our community become more resilient.

A huge thank you to our sponsors SDG&E, PQ-NE, and the San Diego Regional Fire Foundation, along with Duff’s Dogs for keeping everyone fed and Pang Pop Cycle for the perfect cool treat.

We’re also so grateful to our community resource partners: CAL FIRE, Mister Sparky, EmberPro, Brandguard Vents, Lawrence Knutsson, Stephen Egbert with JustServe, and the American Red Cross.

Building nine Firewise communities across Rancho Peñasquitos is going to take all of us. It means neighbors learning together, helping one another, sharing resources, and working toward the same goal.

Because when it comes to preparedness, we really are better together.

Thank you to my Co-Chair Ron Askelan, the rest of the Rancho Peñasquitos Fire Safe Council, our volunteers, and every neighbor who came out and made the day such a success.

If you’d like to get involved with the Rancho Peñasquitos Fire Safe Council, volunteer at future events, or learn more about what we’re working on, send me a message. We’d love to have you be part of it. taken in San Diego California by @msiapno
