In this clip I mentioned a 1st time builder program that I used to help me start my first build. Since this video was taken, that program has changed. Now the underwriting guidelines have changed to requiring at least 1 prior fix and flip of experience or you have to partner with someone that has build experience to get funded. This is a barrier to entry. That’s how fast guidelines in the lending world change. That’s also why you have to take advantage of new lending programs as soon as they become available.

Did you know that there are homes that pop up for sale across the nation in and around major cities for just $100 down? In most cases when the property needs work you can finance the repairs in the home loan. This one is in Rosharon TX

We are so happy for this new homeowner. Her realtor negotiated over 20K in repairs, a New Roof, Reinforced Foundation, & New HVAC Furnace as well as 10K+ in seller concessions for closing costs. We gave her over $1K in a lender credit to buy her rate down into the 5s, and an appraisal credit to cover her appraisal at closing.

For those that want a different approach to home buying. This is the strategy that will help you save big. It also gives you a huge equity head start on day one.
