March 2020. I remember opening my laptop and just staring at it.

My business was two years old. Still young. Still fragile. Still building. And suddenly every conversation, every plan, every dollar felt uncertain. I wasn’t sure MPG would still exist by the end of the year.

If you ran something, or worked for someone who did, you know that feeling. The knot in your stomach. The 2am scroll. The quiet maths you didn’t want to finish.

I wish I could say I had a clever plan. I didn’t. What I had was a decision: keep picking up the phone, keep looking after the people who trusted me, and take it one day at a time.

Looking back, that year didn’t break MPG. It showed me what we were made of, and it gave me a respect for this business I’ll never lose.

So if you’re sitting in your own hard chapter right now, I’m not going to tell you it’s easy. I’ll just say this. The version of you who gets through it will be stronger than the one who’s afraid of it.

Every headline seems to be about shifting blame.

The government. Interest rates. Property prices. The economy. The war in Iran.

And while some of those frustrations are justified, here’s the reality.

Nobody is coming to save you.

You can spend the next 10 years blaming everything happening around you, or you can spend those same 10 years building a different life.

You can’t control wars, governments or global markets. But you can control how you prepare and respond.

You don’t need to have it all figured out today. But you do need a plan.

If you want a different life, start making different decisions.

Because waiting for the world to change isn’t a strategy. taken in Sydney, Australia by @mypropertyguy_

If you’re a professional athlete at 20, you should already be thinking about who you’re going to be at 36, 37 or 38 when the game is over.

Your sporting career might last 10–15 years, but the decisions you make during those years will follow you for the next 50+.

The applause eventually stops. The contracts end. The game moves on.

The question is, have you built something that will carry you long after your sporting career is over?

Don’t wait until retirement to start planning for life after sport.

Most people don’t fail at property because they picked the wrong suburb. They fail because they got bored.

Property is slow. It’s repetitive. Months go by where nothing looks like it’s happening. That’s the part nobody puts on a reel.

And I get it. Everything else in your life moves fast. Apps, delivery, trends, results. So when a deal takes years to pay off, it feels broken. It isn’t. It’s just not built for people who need a quick hit.

Here’s the honest bit. There will be a stretch where you’re saving, learning and holding, and your mates are posting wins. You’ll wonder if you’re behind. You’re not. You’re early. Most of them will have quit by the time yours starts to show.

I’m not promising a number or a timeline. Nobody can. What I can say is that the people who build something with property are almost always the ones who stayed in long enough for it to work.

Start with a plan, a budget and one move you can actually make. Then keep going when it gets boring.

Unlike stocks, which can be driven heavily by speculation and sentiment, property is built on something fundamental.

People will always need somewhere to live.

Supply and demand will always matter. Markets will rise and fall, but the need for housing isn’t going anywhere.

Not every property is a good investment, though.

The value is in the land. Always has been, always will be.

That’s why buying the right property with the right strategy matters more than simply buying into the market. taken in Sydney, Australia by @mypropertyguy_

A few people have told me I’m not your typical buyer’s agent. Fair call. 👉 Swipe through to see why.

Most agents hand you a finished property and wish you luck. Then you’re hoping the market plays nice.

I’d rather help you create the upside yourself. A second dwelling. A subdivision. A duplex. Small projects with real numbers behind them.

Buy only. Buy and assess. Or take it through planning and approvals. And sometimes the best advice is “don’t buy this one.”

Land is where the value sits. What you do with it is where the money is made.

A high-yielding property can still be a bad investment.

One of the biggest mistakes investors make is chasing yield without asking why the yield is so high.

As a general rule of thumb:

The higher the yield, the lower the potential for capital appreciation.

The lower the yield, the higher the potential for capital appreciation.

Why?

Because strong yields are often found in markets where property prices are lower and demand for land is weaker. Meanwhile, highly desirable, land-constrained markets can produce lower yields because buyers are willing to pay a premium for the underlying asset.

That doesn’t mean high yield is bad.

It means yield alone doesn’t make a good investment.

Cash flow keeps you in the game.
Growth makes the money.

The goal is finding the right balance between both — and understanding what you’re actually buying.

If you borrowed big when rates were sitting near zero, this year has probably forced a few uncomfortable conversations.

It’s not that people did anything reckless. The guidance at the time pointed to rates staying low well into 2024. Nobody expected the cost of living to climb this hard, for this long, on top of a mortgage that was also getting more expensive by the month.

Here’s the bit that gets overlooked. The buffer lenders use to stress-test a loan was never designed for a move this big. When the gap between what you were tested for and what actually happened is this wide, even careful borrowers end up exposed.

The result isn’t people losing their homes in droves. It’s something quieter. A lot of people sitting on paper wealth they can see but can’t spend, trying to figure out whether to sell down, refinance, or just grit their teeth and wait it out.

Having equity on paper means nothing if it can’t cover this month’s bills.

The lesson isn’t to avoid debt. It’s to never build a position that only survives if every assumption holds. Build in room to move before you need it, not after.

Feeling the squeeze and want a second opinion on your options? Link in bio, let’s talk.
