I used to think success meant chasing the bigger paycheck, wherever it took me.

Then I became a dad.

Now success looks like my two girls growing up around the people who raised me. Their grandparents at the games. Family dinners that aren’t saved for holidays. The same love I grew up with in Lawrence, passed down.

My parents gave me everything. The least I can do is make sure my daughters really know them.

Nothing I’ll ever earn is worth more than that. 🤍 by @n.stillo

First-time home buyer in Massachusetts or Southern NH? Your buyer type decides your next move.

I’m Nelson Castillo, a real estate agent in the Merrimack Valley and Southern New Hampshire. Here are the 5 buyer types I see most, and the first step for each:

	1.	Midnight Scroller: pick your top 3 and book one showing this week.
	2.	Open House Goer: get pre-approved before next Sunday.
	3.	Overthinker: tour three homes this month.
	4.	Deal Hunter: price the repairs before you price the offer.
	5.	Wait and See: set your buy number and a search alert.

Comment your type and I’ll send you the full plan for it.

Just bought a home? 🏡 Here’s one thing I wish more homeowners did from day one.

Create an email address just for your house.

Closing docs, inspection reports, warranties, receipts, renovations… everything goes there.

It takes 5 minutes, keeps everything organized, and years from now when it’s time to sell, you’ll be glad you did it.

Think of it like a Carfax for your house.

Want my full “What To Do The Week You Close” checklist?

Comment CLOSE and I’ll send it over.

Most buyers barely read this email. Don’t be one of them.

Three days before closing, your lender sends your Closing Disclosure. It looks a lot like your loan estimate, so people skim it and sign. Big mistake. This is the document that locks in your loan.

Here’s what to check the moment it hits your inbox:
✅ Loan terms: Interest rate, loan amount, and monthly payment. Do they match what your lender told you?
✅ Closing costs: Compare line by line against your loan estimate. Some fees can shift a little, others aren’t allowed to change at all. See a big jump? Call your lender right away.
✅ Cash to close: Not the same as closing costs. This is what you actually bring to the table. Make sure it’s ready and in the ballpark you expected.
✅ Prepaid items: Property taxes, homeowners insurance, and daily interest. These fund your escrow, so make sure the numbers look right.

The 3-day window goes fast. Read it the day it lands so there’s time to fix anything before you’re sitting at the table.

Save this for when your Closing Disclosure shows up.

☕ Happy National Coffee Day!

Today I want to shout out @dropcafehaverhill right here in Haverhill. From the moment you walk in, you’re greeted with love and good energy, and the coffee? That’s just the icing on the cake.

Meet Paris, the owner of Drop. He and his family pour everything they have into this shop and into our community, and you can feel it every time you visit.

My go-to is the Freddo, and on those cooler days it’s all about the cinnamon sugar cappuccino. Try one and I promise you won’t be disappointed.

Make sure you stop by your favorite coffee shop today and thank them. The early mornings, the late nights, and all the prep we never see is what makes your daily cup possible.

Drop (no pun intended) your favorite coffee spots in the comments and I’ll add them to my must-visit list!

Buying your first home can feel like a lot. Here’s what I tell every first time buyer before they even start looking 👇

1️⃣ You don’t need to know everything. That’s what your realtor, lender, and inspector are for.

2️⃣ Your budget is more than the price tag. Insurance, taxes, closing costs, maintenance, and here in the Merrimack Valley, older homes mean budgeting for what inspections turn up too.

3️⃣ Don’t get hung up on paint colors and light fixtures. Focus on layout, location, and the bones of the house.

4️⃣ Don’t rush it. Ask questions, get the inspection, make sure it works for your life.

It’s a big deal, but you don’t have to figure it out alone. Send me a message and let’s talk through where you’re at. 🏡

You’re born looking like your parents. You die looking like your decisions.

Doesn’t matter how it started. That’s not how it has to end.

Feelings don’t hurt you. Decisions do.

Wanting something you can’t afford won’t hurt you. Signing the lease will.

Sit with the feeling. Don’t rush to fix it. That’s where clarity lives.

If you don’t like where you are, look at your decisions. Not the people. Not the circumstances.

Save this for the next time you’re about to sign something you’ll regret.

Follow for more. by @n.stillo

You fall in love with a house. Then comes the question every buyer asks me: “Can we get the price down?”

Here’s the thing. A price cut saves you once. A lower monthly payment saves you every single month for years.

That’s why before I negotiate anything, I find out how long the seller’s been waiting and what they actually need. That tells me if they’ll buy down your rate, cover your closing costs, or just drop the price.

Not all wins look the same. Some are just bigger than others.

Any town, any price, I’ll get you from where you are to where you want to be.

Can you buy this beautiful $540,000 home in Haverhill, MA with just $18,900 down? Yes.. here’s the real math.

FHA loans let first-time buyers put down only 3.5%. On this Haverhill home, that’s $18,900 down and a $521,100 loan.

At today’s FHA rate (6.29%), here’s what it actually costs:
🔹 Principal & interest: ~$3,220/mo
🔹 Taxes, insurance & FHA MI: total payment lands at ~$4,100/mo
🔹 Household income to qualify: ~$176,000

Most buyers think they need way more saved up than they actually do. The gap between “I can’t afford this” and “I qualify” is usually smaller than people think.

Thinking about buying in Haverhill, Lawrence, or anywhere in the Merrimack Valley? Send me a message and I’ll break down your numbers exactly like this — free, no pressure.

3% down doesn’t mean 3% of cash needed.

That’s the assumption that catches first-time buyers off guard, and it’s the reason so many people feel blindsided at the closing table.

Your down payment is one
ingredient. Your cash to close is the whole recipe: down payment + title fees + appraisal + escrow setup for taxes and insurance.

Seller and lender concessions can offset some of that. But concessions are a bonus, not a plan. If you save for the down payment and hope the seller covers the rest, you’re gambling on your biggest purchase.

The move: save for your down payment, budget ~3% for closing costs, and keep a buffer after you close. You may not need it. You’ll be glad it’s there if you do.

This is the kind of detail that gets skipped in the “how to buy a house” content, and exactly why I walk every client through the full picture before they fall in love with a listing.

Know a first-time buyer who needs to see this? Send it their way.

DM me “BUYER” if you want the full breakdown of what cash to close actually includes.
