It's a contact sport setting up an open house for @kellerwilliamstrivalley
Who needs football when I have real estate? (I'm recording the 49ers game to watch later)

I love a house with a good backyard, and touring new listings in Dublin & Pleasanton today presented 3 types of yards we commonly see in the Tri-Valley area, including from our office @kellerwilliamstrivalley

House 1: Mid-century ranch-style homes in Pleasanton typically have a decent-sized yard. Nothing too complex, but enough space for a large lawn or perhaps a small pool

House 2: New construction homes in Dublin come with smaller lot sizes, meaning smaller yards. Expect no more than a side-yard. Still enough space for gatherings, but no room for a game of soccer

House 3: High-end luxury homes in Dublin have spectacular backyards with multiple features to enjoy. You name it- spa, firepit, water feature, putting green, California room, and a covered kitchen. Properties like these are the pinnacle of living.

In a higher interest rate environment, you have to get creative to make a deal happen. One way we're helping clients win at @kellerwilliamstrivalley is through expert negotiation. Seller credits are a great tool to help buyers win in this market

For Domestic Violence Awareness Month, it was great to support a local business in Tri-Valley Haven that helps those in crisis. At @kellerwilliamstrivalley we love being involved in the community as much as we can

Outstanding Performance Last Week by @skynyrd at @mountainwinery Arguably the best concert I've ever been to. Phenomenal finish with Free Bird (no surprise there) 🎸🦅 🇺🇲

If you've watched my content for a while- other concerts, open houses for @kellerwilliamstrivalley etc. you can tell that I like, as a friend from high school put it, "old people music." 🎵

I've found that in real estate, being able to connect with people is important. Seeing how most buyers and sellers are older than me, bonding over classic rock & other vintage music helps bridge the gap between generations. If you have a favorite band from the 60s, 70s, or 80s, let me know in the comment section! 🎶

Winner!!! 🏆

Had a blast at the 2026 Pace for Peace in Livermore. It was already warm at race time, but I still knocked almost 30 seconds off my P.R. for this run.
This race is a very meaningful one, as it helps support Tri-Valley Haven. I'll explain in more detail in a reel later this week!

1st out of 153 in the 5K🥇
Won a CamelBak Podium Bottle
Next stop: the Run for Education 🏃‍♂️

Amazing experience watching @americaband at @mountainwinery in Saratoga last week! @thealexluceroband were a phenomenal warm-up act too. Walter White would've loved the encore.
If you love old bands like myself, don't miss your chance to see them live! They're not getting any younger 🎵 🎸 🐴

2 weeks, 2 5Ks - this one's way tougher 💪

Rocky Ridge Half Marathon/10K/5K in San Ramon's Las Trampas Wilderness

2nd Overall 🥈
1st in Age Group 🏅
5 Seconds shy of my P.R. 🏃‍♂️

S/o to @ngoditrustbeats for knocking a minute off last year's time and giving me a 'run' for my money!

BTW it's been 3 days and the soreness is starting to go down, but I've still got shin splints. Brutal stuff but totally worth it too 👟
