It was this date 15 years ago that I said I do. While the seasons have come and gone, my love for you has never changed. While some friends have come and gone, my love for you has never changed. I vow to stay committed and true. My love for you will never changed. Happy 15th Anniversary Babe!❤️ by @natebailey

Thinking about listing this fall? Keep your staging simple, neutral, and clean so buyers focus on the house not your seasonal decor. Clear walkways daily, add a few neutral accents like mums or a simple wreath, and skip the Halloween and Thanksgiving displays until after closing. Layer in warmth with cozy textures and warm lighting, and keep any scents light; a hint of apple-cinnamon goes a long way. Getting ready to list this fall? Drop a comment or send us a DM and we'll help you map out exactly what your home needs before it hits the market. by @natebailey
You've probably heard the old rule about a 20% down payment. Truth is, you usually don't have to put that much down but a lot of repeat buyers choose to anyway. Why? A bigger down payment can mean a lower monthly payment and less interest over the life of the loan, funded by the equity they've built. Curious what your equity could mean for your next down payment? Thinking about a big renovation before you sell? Not every project pays you back. Pools, upscale kitchen/bath finishes, garage conversions, and trend-driven design choices can cost far more than they return at resale especially if you're selling in the next couple of years. Let's talk about which upgrades actually move the needle in our market. Send us a DM. by @natebailey

Buying a home starts before you ever walk through the front door. 🏡 Helping your buyers prepare before the tour can make the entire process more focused, confident, and enjoyable. Save this for your next buyer conversation! by @natebailey
Closing the listings app the second you see the price? Here's something worth knowing: sellers are adjusting. More than 40% have cut their asking price this year. That doesn't mean values are falling, prices are still above pre-pandemic levels. It means sellers are pricing more realistically and many are willing to negotiate. If affordability has kept you on the sidelines, there may be more room to work with than you think. Send us a DM. by @natebailey

Worried your sale could fall through? Here's some reassurance: most home sales still make it all the way to closing. A little smart planning before you list, like a pre-listing inspection helps you get ahead of the biggest risk before a buyer ever brings it up. Thinking about listing soon? Send us a DM and let's set your sale up for a smooth path to closing. by @natebailey
