🌴Is the Palm Springs market finally shifting toward buyers?

Prices are edging down—but this is a measured correction, not a crash. Year over year, values for an average-size Palm Springs home declined 1.4% for detached properties and 0.7% for attached properties.

Inventory is also slightly lower, but sales have fallen much faster:

• Active listings: down 2.6%
• Monthly sales: down 17.1%
• Detached homes: selling an average of 4.0% below asking
• Median market time: 55 days

The takeaway? Buyer leverage is coming from softer demand—not from a flood of inventory. That creates an opportunity to negotiate thoughtfully while recognizing that attractive, well-priced homes are still moving.

If you’re considering a Palm Springs purchase between $500K and $2M, let’s identify where the strongest opportunities are right now.

Cheers from Joshua Tree to my clients in Minneapolis on the closing of their new Palm Springs home! 🥂🌴

Today feels especially full-circle.

When I was studying for my California real estate exam, I rented this exact Joshua Tree Airbnb for a week to get away from the distractions of everyday life, focus, and give myself the space to study.

And today, completely by coincidence, I’m back in the very same place — this time opening an email from escrow confirming that the funds were wired, documents were signed, and my clients officially became Palm Springs homeowners.

While they’re back in Minneapolis popping champagne, I’m raising a glass from the place where this chapter of my own real estate journey will always hold meaning. I couldn’t have planned the timing better if I tried.

And while the tattoo was planned, having it happen on the same day wasn’t — so clearly meant to be.

I’m so excited for them and the years ahead enjoying life in Palm Springs — and especially grateful to our mutual friend MaryBeth for making the introduction that brought us together.

Here’s to new homes, new chapters, and those unexpected full-circle moments. Cheers! 🥂🌴✨ by @nathannerland

The summer with these boy broke the record and I never wanted it to end. From Pride-Fourth in Minnesota, to Cape Code & Provincetown, and back to Minnesota for Zorbaz & lake time — I couldn’t love this baby gorgeous crew anymore. 🫶🏻 😭

More oysters, boat days, dance parties, beach afternoons, drag brunches, 3am pizzas on the curb, gas station fountain Diet Dr Peppers, 4 hr dinners Pepe’s, Aperol spritz, late night ocean swims and Zorbaz shot skis in the decades ahead. by @nathannerland

What’s AI and what’s real anymore?

While these are real, my lack of ideas of where to put my hands makes them look like AI.

The benefit being it was for a sunset second showing at 2085 Desert Flower Ct in Desert Palisades which is always a perfect backdrop.

🏡 📊 What’s happening in Coachella Valley housing market? 👉

Palm Springs continues to lead the Valley in sales volume, averaging 137 home sales per month, up from 129 a year ago. Palm Desert follows closely at 130, while La Quinta saw sales soften from 94 to 80.

One number that really stands out: the $1M–$1.999M market. Sales increased from 81 to 98 per month — about a 21% increase year over year — showing continued strength in the Valley’s luxury market.

What does all of this mean if you’re considering buying or selling? The headline numbers only tell part of the story. Your city, neighborhood, property type and price point can look very different from the Valley overall.

Thinking about making a move, purchasing an investment property or selling? Send me a DM and I’m always happy to dig into the numbers for your specific home or search. 🌴🏡

Who is at the Bowl for Alison Moyet, Soft Cell and Human League? We’re old but cool. 😜 by @nathannerland

🇦🇺 I couldn’t have been more excited when Tyler picked Australia for his Uncle trip! We covered so much and made the most of every day — rainy days, sunny and hot days, 13 mile walking day adventures, and great nights of sleep because of it.

Sydney was filled with sunset cruises, koalas & kangaroos, trip to Blue Mountain, hiking, Opera House, Bondi beach, the seafood market, a comedy club night, botanical garden, playing darts, hop on off bus rainy day exploring, museums, ferry to Manly beach, sharing a kangaroo burger, and walk across the Sydney Harbour Bridge.

Midway through we flew north to Cairns, Queensland for more adventures — helicopter flight over and day of snorkeling the Great Barrier Reef, 12 hour trip through Daintree Rainforest with crocodile river cruise, forest & beach walks, and incredible view lookouts, our favorite meal of a freshly caught seafood feast on the Prawn Star boats, night of winning in darts and getting my ass kicked in pool, more gelato, souvenir shopping, and wrapped up with a day of rest and relaxation at the pool.

Incredibly grateful for the special time and memories made on these trips ✌️ by @nathannerland

I’m proud to share that, with 25 years in marketing and sales, I’ve joined Bennion Deville, the #1 producing brokerage in Palm Springs year after year.

I truly love living in the Coachella Valley since moving here in 2023, and I’m excited to help others find their dream home or investment property here as well.

If a move to Palm Springs ever comes up in conversation with friends, family, or colleagues, I’d be grateful if you kept me in mind. by @nathannerland

I am so excited to auction off a week at my Palm Springs house for my favorite fundraiser to support my favorite cause, the @carsonglore foundation. 📲 link in my bio to bid

🙌🏼 Because of our incredible supporters, we have opened for schools in Kenya and Africa since 2011 and will keep on going! Thank you so much for the bidders and winners at last year’s online auction — can’t wait to see what we’re able to do this year. by @nathannerland
