How we pick the right lot 📍

Everyone talks about “finding a good lot” like it’s a feeling. For us, it’s a checklist — and most of it has nothing to do with the asking price.

Sun and orientation decide how every room feels, year-round, before a single wall goes up. Lot shape and mature trees quietly decide your real buildable footprint — sometimes a “big” lot builds smaller than people expect. Walkability sells units faster than finishes ever will. The street’s trajectory tells you where values are headed, not just where they sit today. And what’s buried underground can rule a lot out before soil conditions even enter the conversation.

None of this shows up on a listing sheet. It’s the work before the work.

Right now, this is eight units of framing and nothing else — no finishes, no curb appeal, nothing you’d put on a listing photo. But this is the stage where the real decisions already got made: how the units are laid out, how durable the materials underneath are, whether this building is cheap to hold or expensive to hold for the next 30 years.

A flip doesn’t care about any of that — it just needs to look good long enough to sell. We care, because we’re not selling this one. We’re renting it, creating homes, and doing it again.

The framing is boring to look at. It’s the most important part of the math.

After enough builds, you start collecting the lessons that never make it into the brochure — the ones that only show up once you’re in it. Here are five of ours.

Permits don’t care about your timeline. Development approval, building permits, and utility sign-offs are each their own clock, and rushing city hall never speeds any of them up.

The ground is where budgets actually go to die — not the fixtures everyone argues about. Soil conditions and old utility lines are the real risk.

Finishes sell faster than square footage. Buyers remember how a kitchen felt, not how many square feet it measured.

Neighbours decide your reputation before the sign ever goes up — and they talk to everyone on the block, including your next buyer.

And the sale was never the real payoff. Anyone can sell a building once. The money is in what you do with the equity after.

The best part of a finished build is how quickly you forget what it took to get here.

For months, this was forms, lumber, deliveries, mud, trades coming and going, and problems getting solved in real time.

Now it’s simply home.
