What started at an open house in about 2021 turned into this recent closing of an amazing log cabin for my buyer clients!
.
Sometimes a buyer looks at one house and buys it. Other times, it takes a little longer. When there's a specific vibe someone is looking for, that's the focus.
.
Does it take longer? Yes
.
Is it harder than finding a home in a specific neighborhood? Yes
.
Is it important that the client is happy? Absolutely!
.
This deal was like many others; multiple offers, deadlines, and the kicker- great communication lines between myself and the listing agent. In the end, we got the deal together and now my wonderful buyer clients have a new place to call ❤️home❤️ for their family!

So what actually happens during a home inspection? It's one of the most common questions I get from buyers when they're out looking at homes.
.
The home inspection isn't pass or fail, and it isn't something that a seller must fix or a buyer must fix. From the buyer's standpoint, it's really an opportunity to understand exactly what you're buying.
.
Things that will be inspected: roof, attic, plumbing, electrical, hvac, basement, crawl spaces, garage space, exterior, downspouts and gutters, foundation, etc. Since this home had a pool and hot tub, I recommended my buyer have those inspected as well.
.
What is the inspector looking for? They're looking for potential issues to help the buyer understand what they're buying. These issues range from electrica,l structural, mold, drainage, moisture, etc
.
It's my job to help you understand these findings, address the concerns you may have, and work towards negotiating a credit for repairs if needed.
.
Almost every deal, a buyer client will ask me what I think of the inspection and I'll let them know my opinion. But when it comes to accepting or not accepting, every buyer has their own tolerance level for what they would deal with. Some people don't want a light bulb to not work and others are okay even when the inspector says to not buy the house (that "other" is me).
.
What is the inspection not checking? They're not opening up walls, moving furniture, turning things on that are off, etc. They perform a visual inspection and use their expertise to make educated conclusions on some items.
