For many California homeowners 55+, moving doesn’t have to mean giving up the property tax benefits they’ve built over decades.

Prop 19 can make it possible to transfer your existing property tax base to a replacement home anywhere in California, up to three times. And importantly, you’re not limited to downsizing. You may still receive a tax benefit when purchasing a more expensive home, although the calculation works differently.

For homeowners who have stayed put because of their low tax base, this can completely change the conversation around what comes next.

I see a few seller myths come up again and again, and they can cost people time and money.

Pricing high to “test the market” usually has the opposite effect. Well priced homes create momentum. Overpriced homes tend to sit.

Another common misconception is that you need to fully renovate your home before selling. While renovations can absolutely bring great rewards, I often find that selective, well thought out improvements can deliver a stronger return on investment and help accomplish short term selling goals more effectively. Fresh paint, updated lighting, landscaping, and professional staging can often make a significant impact without the time and expense of a major remodel.

And while online estimates are a helpful starting point, they can’t account for the details that really drive value.

The strategy behind the sale matters more than any one number.
