📍 The Phoenix metro is HUGE — but once you learn the grid system and major cross streets, it’s surprisingly easy to navigate. Where you live can still make a massive difference in your daily commute.

🏡 HOAs — don’t just compare the monthly fee. Look at what you’re actually getting for it, from pools and gyms to parks, golf and gated communities.

New build or resale… which one actually makes more sense right now? 🏠👀

With builders offering rate buydowns, closing cost assistance, and other incentives, two homes with the SAME price tag can have very different monthly payments.

That doesn’t mean resale is a bad option — but buyers need to look beyond just the purchase price.

Nobody tells you this about living in Seville.

Before moving here, I thought it was just another golf course community. But after living here, I’ve realized it’s really the sense of community that makes it different.

Between the golf course, parks, neighborhood events, and the optional country club amenities, there’s always something going on.

Hot take from a Gilbert homeowner…

If I had around $700,000 to spend today, I think Eastmark might actually be the better value.

Don’t get me wrong, I love Gilbert, Downtown Gilbert, great restaurants, shopping, and established neighborhoods make it one of the best places to live in Arizona.

But when it comes to newer homes, community amenities, and overall value for the money, Eastmark has a pretty strong argument.

Am I crazy? 🤔

Walmart has submitted plans that could bring drone deliveries to parts of East Mesa, allowing some orders to arrive in just minutes.
