Building McCall Airbnbs that cash flow

POSTS STORIES REELS TAGGED
In 2021, we wanted a place in McCall — but buying what we wanted felt completely out of reach. Building felt intimidating, too.

So we figured it out.

We put about $46K of our own cash into our first little A-frame. That cabin brought in $55K in revenue its first year, and what started as one investment eventually turned into something much bigger.

Today, we build cabins, host our own Airbnbs, and manage properties for other owners — and we share the whole process here.

The land. The financing. What it actually costs to build. The design decisions. The mistakes. The Airbnb numbers. And what happens after the pretty house is finished.

Because we know there are a lot of people thinking, “I’d love to do that someday… I just wouldn’t even know where to start.”

That’s exactly why we share it.

If building a mountain cabin — whether for your family, as an Airbnb, or a little bit of both — is on your someday list, follow along. We’re building the next ones right now.

🎉Comment BUILD and I’ll send you our Before You Build an Airbnb Checklist.

And if “someday” is starting to feel more like now… send us a DM. We can skip the checklist and start talking about your build. 🏔️ taken in McCall, Idaho by @oakandemberhomes

Tucked in the trees in Donnelly, Idaho 🌲

Our A-frame was made for slow mornings, lake days, and cozy nights under the stars.

Spend the day at Lake Cascade just 2 miles away, or take a quick drive to Payette Lake in McCall, then come back to soak in the private hot tub or gather around the firepit as the sun goes down.

It’s simple, quiet, and exactly what a mountain getaway should feel like.

The kind of mountain getaway that works for everyone✨

Huckleberry’s Hideaway was built for grandparents, parents, and kids to all feel comfortable under one roof.

The primary suite has a king bed and its own en-suite bathroom, and Bedroom 2 has a pocket door that turns it into a second private suite with another king bed. Two queens upstairs for the kids, it’s perfect for traveling with grandparents or another couple so you don’t have to decide who gets the master.

Outside, you’ll find a private hot tub, plus a garage and trailer parking so there’s room to bring the boat for lake days.

And when you’re ready to explore, you’ll have access to clubhouse amenities including the pool, hot tub, tennis courts, steam room, and fitness center.

A cozy family-friendly stay with room to spread out, relax, and make the kind of memories everyone talks about long after the trip is over.

Sometimes the hardest part is picking the dates.

There’s always another game, another project and another thing you could get done at home.

But a McCall weekend can be pretty uncomplicated: breakfast together, a walk by the lake, a little exploring and an evening back at the cabin.

You don’t need a packed itinerary. A change of scenery and time together count.

Reply MEMORIES for our direct-booking link and skip Airbnb’s guest service fees. 🤎

This started with a pretty simple question:

Do we improve the home we live in—or build an investment first?

Saving for the addition could mean having it completed by approximately year two without adding another monthly payment.

They the space sooner and there is less risk, and once it is paid for, it is paid for.

The other option is building a rental cabin first.

Based on the numbers we mapped out, the cabin could potentially produce enough cash flow to help pay for the addition by approximately year three.

It takes longer, but she could eventually have:

* The addition
* An income-producing cabin
* Equity in another property
* Income that continues after the addition is finished
* Tax savings through cost segregation

That is why we look at the whole investment—not just how much the cabin might bring in.

Finding land within your budget feels like progress. And it is.

But the listing price doesn’t tell you everything you’ll need to spend.

For illustration:

A $180K lot with $25K of site work totals $205K.

A $150K lot with $70K of site work totals $220K.

That doesn’t automatically make the more expensive lot the right choice. It means we need to understand what comes with each one.

You’re trying to leave enough room for the cabin, the finishes you care about and a cushion for the unexpected. We get why every dollar matters.

Before deciding a listing is a bargain, understand the site-work and utility questions—and which costs still need professional estimates.

You’re allowed to want to use the cabin you worked so hard to own.

We certainly did.

In 2025, our A-frame generated about $38,100 gross rental revenue across 119 guest nights. We also lived there May–August, taking those months out of the rental calendar.

That matters when you’re looking at the numbers.

A projection built around renting every popular weekend may not match the life you’re picturing for your family.

Before building or buying, think about which dates you want to keep, what income assumptions remain realistic and whether you can comfortably cover the costs.

The goal is a plan that accounts for both guests and you.

Our results are historical and before expenses and financing. Your property, availability and operating costs will be different.

When you tell us your budget, we want to understand what you mean.

Does that amount need to cover land? Construction? Furnishing the cabin? Getting it ready for guests? A cushion?

1,500 square feet at our approximate $350-per-square-foot planning benchmark is $525,000.

Within a $650,000 total budget, that would leave $125,000 for everything else. Whether that works depends on the land.

That’s why we like having these conversations early.

You shouldn’t have to guess which version of “the budget” everyone is using while you’re choosing a floor plan.

The benchmark is an early estimate, not a quote. We need the actual design, site conditions, utility needs and finishes to develop project pricing.

You can picture the cabin. The windows, the fireplace, where everyone will sit with their coffee.

The part that’s harder to picture? All the conversations before anyone starts digging. 😅

Land questions. Plans. Financing. Utilities. Approvals. Figuring out who needs what before the next step can happen.

If you’re in that stage, it can feel like you’re doing a lot and have very little to show for it.

Will and I spend a lot of time in that part of the process with our clients. Sitting in meetings, talking through decisions and following up on the questions that affect how the build moves forward.

There may not be walls to photograph yet, but those answers matter.

You don’t need to arrive with the whole process figured out. Having someone beside you while you work through it is part of why you hire a builder.

Somewhere between saving cabin photos and scrolling land listings, the questions start.

Could we actually afford this?
Would renting it help cover the costs?
Where do we even start?

You’re not trying to own twenty properties. You want a place for weekends with your kids, somewhere to bring your friends, and a little more mountain time without stretching your family too thin.

That’s the part we understand. We’ve built two of our own Airbnbs, and we host them too. The design matters—but so do the financing, ongoing expenses and work that comes with welcoming guests.

Rental income can help, but it isn’t a guarantee. The whole plan needs to make sense for your family.

If a McCall-area cabin is on your mind, DM us what you’re dreaming about and what feels like the biggest thing standing in your way.
