He thought the landlord gave him seven days.

He didn’t realize he’d already agreed to it.

A tenant shared this story with me.

He moved in, signed the tenancy agreement and, like many people, didn’t read every clause closely.

Months later, the rent increased.

He tried to negotiate. Asked for more time. Asked if there was room to work something out.

Instead, he received a notice to vacate.

Seven days.

He was surprised.

So he went back to the agreement he had signed.

And there it was.

A clause providing for seven days’ notice under certain circumstances.

He had signed it months earlier.

That’s the part that stood out to me.

Sometimes the biggest problem isn’t what your landlord is doing today.

It’s what you already agreed to yesterday.

A tenancy agreement isn’t just paperwork you sign so you can collect the keys.

Read the clauses that deal with rent increases, termination, notice periods, repairs, deposits and your obligations.

And if you don’t understand a clause, ask before signing.

Tenants: when was the last time you actually read your tenancy agreement from beginning to end?

Thinking of buying your first property in Nigeria? Here are a few things I’ve learned along the way. Rental income might not recover your building costs as fast as you expect, especially when unexpected expenses come up. Damage from tenants can cost more than you think, and maintenance is an ongoing cost most buyers never really budget for. Also, the location usually matters more than the building itself sometimes more than the building value. Real estate can beat inflation, but only if you plan carefully. Anyone else faced surprises when starting out? Nobody gave you the compound rules when you moved in? That might be the problem.

One tenant leaves the gate open.

Another has visitors coming in and out at odd hours.

Someone complains about noise.

Someone else says, “Nobody told me that was a rule.”

And suddenly a small compound issue becomes a tenant-vs-tenant fight.

Sometimes the problem isn’t that the tenants are difficult.

The problem is that nobody agreed on the rules.

Who locks the gate?
What time should it be locked?
How are visitors handled?
What are the quiet hours?
When are shared bills paid?

These things may sound small.

Until they become the reason people stop getting along.

Good compound rules aren’t about controlling tenants.

They’re about making expectations clear before there is a problem.

Landlords: what is one compound rule you think every tenant should know before moving in?

This is Agent69 decoding real estate so you don’t get played.

He didn’t increase the rent because he wanted more money.

He increased it because he wanted the tenant to leave.

A landlord told me this story himself.

He had already spoken to the tenant about how the property was being maintained.

The tenant promised to improve.

Nothing changed.

He spoke to him again.

Same answer.

Then the landlord discovered the tenant had allegedly tried to bypass the meter.

At that point, according to the landlord, it wasn’t just about maintenance anymore.

It was about trust.

So he made a decision: almost double the rent.

Not because he expected the tenant to happily pay it.

Because he hoped the tenant would leave.

And that’s where this story gets interesting.

Was this simply a frustrated landlord trying to solve a difficult tenancy situation?

Or was the rent increase being used as an indirect way to force the tenant out?

Either way, one thing is clear:

A rent increase should not be confused with a lawful eviction process.

So let’s hear from both sides.

If you were the landlord, what would you have done after discovering the meter issue?

And if you were the tenant, would that rent increase make you leave or fight it?

Finding your first place in Nigeria should be exciting. But most people walk into it completely unprepared.
They start too late. They rush the inspection. They trust the wrong agent because they have no time to verify. They pay the asking price without asking a single question.
These are not random mistakes. They are the same five mistakes that happen over and over because nobody talks about them before it is too late.
Save this post before your next house hunt. Share it with someone who is looking for their first place right now.
Which of these did you make? Tell me in the comments. I read every one.

You collected the rent. Congratulations. Your job isn’t finished.

The moment you leave that compound, life continues.

Tenants have complaints.
Repairs come up.
Bills need to be coordinated.
Disputes happen.
New tenants arrive.

And if nobody is responsible for handling these things, the problems don’t disappear.

They usually wait until they become expensive.

A property is an investment. And an investment needs proper oversight.

Not necessarily the oldest tenant.
Not a WhatsApp group where everyone is responsible and somehow nobody is responsible.
Not “call me if anything happens.”

Someone needs clear responsibility for the property.

Because collecting rent is one part of being a landlord.

Managing what happens after the rent is collected is another.

Landlords, how often do you personally check on your rental properties?

Daily, weekly, monthly or only when rent is due? 👀
